CAROLINE APPEL AS TRUSTEE OF THE MARVIN APPEL IRREVOCABLE TRUST

WITNESSETH,that the party of the first part,for no consideration, does hereby grant, release and
quitclaim unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever,

SAID PREMISES being commonly known as and by the street number 485 Orchard Lane,
Southold,New York 11971;
SUBJECT TO any state of facts an accurate survey will reveal.
SUBJECT TO covenants,restrictions, easements and reservations of record, if any,to extent same
are in full force and effect.
TOGETHER with al]right,title and interest,if any,of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

SCHEDULE A
All that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Village and Town of Southold,
County of Suffolk and State of New York, known and designated as Lot 30 as
shown on a certain map entitled, "Map of Cedar Beach Park" filed in the Suffolk
County Clerk's Office on 12/20/1927 as Map No. 90 more particularly bounded
and described as follows:
BEGINNING at a point on the northerly side of Orchard Lane distant 484 feet
more or less as measured along the northerly side of Orchard Lane from the
corner formed by the intersection of the northerly side of Orchard Lane and the
easterly side of Cedar Beach Road said point of beginning also being at the
division line between Lot 30 and Lot 29 as shown on said aforementioned map:
RUNNING THENCE along said division line north 43 degrees 07 minutes 40
seconds east 257.51 feet to the ordinary high water mark of Dryad's Basin;
RUNNING THENCE along a tie line South 68 degrees 01 minutes 20 seconds
east 107.22 feet to the division line between Lot 30 and Lot 31;
RUNNING THENCE along said division line South 43 degrees 07 minutes 40
seconds West 231.01 feet to the northerly side or Orchard Lane;
RUNNING THENCE northwesterly along the northerly side of Orchard Lane and
along an arc bearing to the left said arc of a curve has a radius of 186.20 feet a
distance of 121.49 feet the point or place of BEGINNING.
Being the same premises as convey to the grantor by deed dated 9/1/2020 and
recorded 10/26/2020 in Liber D00013075 and Page 746.
