ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and being
in the Village of Greenport,Town of Southold,Suffolk County,New York,and bounded and described as follows:
BEGINNING at a point on the westerly side of Fiddler Lane distant 146.40 feet northerly from the corner formed by the
intersection of said westerly side of Fiddler Lane and the northerly side of Manhaset Avenue;
RUNNING THENCE south 84 degrees,50 minutes,50 seconds west,along land now or formerly ofSatriano, 100 feet;
THENCE north 5 degrees,09 minutes, 10 seconds west,along land now or formerly of Levine&Brown, 160 feet;
THENCE north 84 degrees,50 minutes,50 seconds east,along land now or formerly of Sivickas 100 feet to the westerly
side of Fiddler Lane;
RUNNING THENCE south 5 degrees,09 minutes,10 seconds east,along the westerly side of Fiddler Lane, 160 feet to the
point or place of BEGINNING.
BEING and INTENDED TO BE the same premises conveyed to grantor by deed dated May 4, 1994 and recorded May 23,
1994,in Liber 11677,Page 872.
TOGETHER with an easement of right of way for all legal purposes over the adjoining streets to the nearest public highway,
but the title to said streets is not hereby conveyed,the party of the first part reserving the fee to said streets for the purpose

TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;

assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will
receive the consideration for the conveyance and will hold the right to receive such consideration as a trust fund to be a
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
