The reasons for this recommendation include the following: 1. The new proposed building is very small (at only 460 sq. ft.), and is only a 2% increase in the existing building area footprint. 2. It is located behind existing buildings and out of view of the scenic byway. 3. It is located out of the main circulation of the site and will not affect the operation of the site as previously approved by the Planning Board. 4.
