Before the Board can commence a full review, please provide the following required items: 1. Narrative: The subject parcel was created in 1994 when the Southold Town Planning Board approved the "Puritan Farms" minor subdivision (shown as Lot 1 on the filed subdivision map). The subject property includes an Agricultural Reserve Easement Area as shown on the filed map and described in the Covenants & Restrictions (Liber 11474, Page 567). These restrictions were created with the purpose of maintaining the easement reserve area for continued agricultural production and to prevent the degradation or loss of the aesthetic open space and agricultural value of said premises. The Agricultural Reserve Easement Area is restricted to agricultural uses only. Please submit a written narrative that addresses how the proposed building and use of the Agricultural Reserve Easement Area is consistent with the easement restrictions. 2. The definition for what constitutes proof of bona fide agriculture can be found within the Southold Town Code (§72-5(B)) and the Town's agricultural assessment requirements (these are both based on the New York State Agriculture and Markets standards). a. §72-5(B): "Bona fide agricultural production" shall be limited to the operation, within the Town of Southold, of either not less than seven acres of land used as a single operation in the preceding two years for the production or sale of crops, livestock or livestock products of an average gross sales value of$10,000 or more or land of seven acres or less used as a single operation in the preceding two years for the production or sale of crops, livestock or livestock products of an average gross sales value of$50,000 or more. 3. Conservation Plan: Pursuant to the covenants (clause 4.a), submit a conservation plan developed by the Suffolk County Soil and Water Conservation District (formerly known as the soil conservation service). The plan is now called an Agricultural Environmental Management (AEM) Plan. More information can be found on the Suffolk County Soil and Water Conservation District's website. 4. Other Application Requirements: Provide a minimum of nine (9) prints of a revised Site Plan, including the stamp, seal and signature of the NYS licensed professional preparing the plans that includes the following data: a. In addition to the storm water calculations and location of drywells provided, provide Grading and Drainage information pursuant to §236 that includes: test hole information with depth to groundwater, finished grade at two-foot contours or spot elevations, surface type and erosion sediment controls; b.
