WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable considerati?n
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyini: and beini: in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 401 on a certain map entitled,
"Map of Section D, a part of Section B, Nassau Point Club Properties
Inc." and filed in the Office of the Clerk of the County of Suffolk
on May 7, 1926 as Map No. 806, bounded and described as follows:
BEGINNING at a point on the northerly side of Little Peconic Bay
Road where the same is intersected by the westerly side of Lot 400 on
said map; running thence along the northerly and northeasterly sides
of Little peconic Bay Road and along the northeasterly and easterly
sides of Haywaters Road the following three courses and distances:
1. Westerly and northwesterly along an arc of an irregular curve
bearing to the right, the chord of which bears North 64 degrees 03
minutes 40 seconds West 78.09 feet a distance along said curve of 84
feet, more or less;
2. Northwesterly along an arc of an irregular curve bearing to
the right, the chord of which bears North 26 degrees 40 minutes west
12.03 feet a distance along said curve of 12 feet, more or less;
3. North 4 degrees 18 minutes 30 seconds East 200 feet to the
southerly side of lOt 402 on said map;
running thence along the southerly side of said lot 402 North 81 degree,
44 minutes 00 seconds East 150 feet to the westerly side of lot 400 on
said map; running thence along the westerly side of said lot 400 south
18 degrees 17 minutes 10 seconds West 280.07 feet to the northerly side
of Little peconic Bay Road at the point or place of BEGINNING.
SAID premises being known as and by the street address of 805
Little peconic Bay Road, Cutchogue, New York.
BEING the same premises conveyed to the parties of the first part

GETH EK with all nght, title and mterest, if any. of tile party of the nrst part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid,
