Dear Mike: We respectfully request a use determination and confirm compliance with existing site plan. The above property contains a tenant space in the rear westerly corner of the above property (@900 sq.ft.). The former tenant was Crystal Clear Windowcleaning. Attached is a copy of the approved site plan. The proposed tenant, Marilu Mutiservices Corp, intends to serve primarily the Hispanic community with services, as needed, such as cell phones, recharging phone cards, money orders, photocopy and fax services, accessory sales of Latin American herbs and products, some custom clothing items, and her office (All dry uses). The intended use is to meet the needs of the Hispanic community. The property uses and site plan was reviewed by the Planning Board for the existing Hispanic Restaurant in 2013. This site plan included parking for dry storage (1/200), restaurant (1/100), doctor's office (5 per Doctor.), office (1/100), storage (1 space) (with 22 parking spaces and 1 handicap space provided). In addition the Health Department approved the uses on the property. The restaurant remains (9 spaces). Zapatas, Hispanic barbershop (personal services (2.5/chair x 2 chairs=5 spaces) occupies the middle space and Marilu Multiservices Corp wishes to occupy the space formerly occupied by Crystal Clear Windowcleaning. Marilu Mutiservices Corp will offer customized personal services and retail to many of the same customers of the other two businesses. Retail (1/200 gross floor area) would require, at most, 5 spaces. According to the site plan there are 8 spaces (+handicap space) remaining. Many of the anticipated customers of Marilu Mutiservices Corp do not have vehicles. It is also anticipated that her customers will be using the services of the other tenants (Restaurant & barbershop) for "one stop shopping". Therefore the proposed use will not increase the demand on the parking approved on the 2013 site plan. Finally, the site plan shows adequate drainage and the owner recently added more dry wells to be sure that all storm water was properly captured. Therefore, there is no need for drainage.
