INSTRUCTIONS TO BIDDERS Written bids will be received until 4 P.M., TUESDAY, MAY 16, 1995 at the office of Samuels & Steelman Architects, at 25235 Main Road in Cutchogue, New York. Bids shall be for a GENERAL CONTRACT FOR CONSTRUCTION, for all work contained within these Construction Documents. The bid amount shall be written on the bid form included herein. Bids shall cover the TOTAL COST of all materials and labor necessary to provide a full, complete and functioning residence. Any labor, materials or process in addition to those shown on the drawings or specified that may be necessary to comply with the laws, rules and regulations shall be provided at no additional cost to the Owner. Each bidder will be presumed to have read and to be familiar with the Contract Documents, including any addenda, and to have carefully checked the existing conditions of the building. Contractor shall provide itemized BREAKDOWN of labor, materials, trade subcontracts, profit and overhead, etc., which shall total the bid amount. Contractor is encouraged to provide references of completed work, and any additional information which might be helpful in awarding the Contract. The Owner will provide all PERMITS required to begin construction. The Contractor shall provide and pay for any required surveys and the Certificate of Occupancy at the completion of the Work. Contractor shall provide on bid form an estimated date for commencement of work, and an estimated length of time required to complete construction. All prints used for bidding shall be returned in good condition to the Architects with the bid. Contractor shall VERIFY ALL DIMENSIONS on site prior to construction, fabrication, or ordering of prefabricated components, and notify Architect of any significant discrepancies in dimensions or conditions which prevent execution of the work as drawn. Architect assumes no responsibility for information provided by others and taken to be true, nor for unauthorized changes made to structure or other aspects of the Work. Contractor shall REPLACE ANY FRAMING made structurally insufficient due to rot or insect infestation. In the event of substantial, unforeseeable damage, Contractor shall notify the Architect, and provide an estimate to Owner for the cost of replacement of damaged framing. Contractor shall PROTECT ALL EXISTING CONSTRUCTION which is to remain, including existing decking, railings, etc., adjacent to new construction. Maintain structural integrity of existing construction at all times, provide shoring as required, and maintain necessary weather protection at all times. Contractor shall COORDINATE WORK of all subcontractors and building trades to facilitate smooth and timely completion of the Work. Contractor shall maintain job site in CLEAN AND ORDERLY FASHION throughout construction, and shall dispose of all removed and left over materials. Interior shall be left broom clean at completion of each working day. Contractor shall maintain INSURANCE including: Property Damage Liability Comprehensive General Liability Contractor's Protective Liability Contractor's Liability (Hold-Harmless) Comprehensive Automobile Liability Contractor shall maintain at his own expense installation floater covering all materials, equipment and supplies to be used. Such floater shall cover "all risks". Contractor shall provide, prior to commencement of construction, a CONTINUATION SHEET, showing the name and address of all subcontractors, and each subcontract price, totaling the BID PRICE. Contractor shall update the continuation sheet, and the Total Construction Cost, with each requisition for payment. No work entailing extra cost shall be undertaken by the Contractor prior to the submission and approval of a written CHANGE WORK ORDER, which gives a cost for the extra work to be undertaken. LAWRENCE 3 EXTERIOR CARPENTRY FRAMING All work shall comply with drawings included herein. See plans for sizes, layouts, dimensions and configurations of framing and truss systems. For all structural wood "stick" framing provide lumber graded Douglas Fir -Larch #2 or better, Fib = 1450 psi, E = 1,700 ksi. FASCIA, SOFFIT AND TRIM Provide 1" and 5/4" (nominal) thickness clear "finger-jointed" red cedar trim to match existing and of width and detail shown. Use stainless steel nails for attachment of trim. SCREEN PANELS Provide 6/4" thick clear cedar removable screen panels and screen doors as shown and detailed, with black vinyl screening. Provide brass hardware for attachment. ROOFING Provide asphalt roofing shingles with a UL Class A fire and wind resistance rating, to match existing. Install as per manufacturers directions over 30# building paper. Provide all required flashings, step flashings, etc., and "closed valleys". FENESTRATION Provide outswing french doors and sidelights by MARVIN, INC., with simulated divided lights as shown. Provide two (2) fixed skylights by ANDERSEN, INC. Model numbers shown on drawings. FLASHING Provide roll-stock metal flashings at all locations, anchored with appropriate fasteners. Lap and seal joints and seams to be permanently watertight and weather-proof. Step flash at roof/wall intersections and at masonry and other penetrations. GUTTERS AND DOWNSPOUTS Provide prefabricated aluminum gutters with standard white finish at the lower eave of every pitched roof. Provide non-moving flat-lock seams, and gutter cap at exposed ends which do not otherwise connect with adjacent gutters. Provide matching downspouts in corners or at approved intermediate locations. PAINTING Provide paint by BENJAMIN MOORE, Inc., or approved equal. Apply paint in accordance with manufacturer's directions over clean and smooth substrate. Apply prime and finish coat and additional coats until paint film is of uniform finish, color, and appearance. Give special attention to edges, corners and crevices to assure that they receive dry film thickness equivalent to that of flat surfaces. LAWRENCE 4 EXTERIOR TRIM: Provide primer and two (2) coats oil-based exterior wood paint on wood trim by BENJAMIN MOORE, Inc., or approved equal. ELECTRICAL All electrical work to be performed by a licensed Electrical sub-contractor, in compliance with New York State Underwriters and all state and local requirements. Provide switches, boxes, and all required components for full and functioning system, as shown and as required. Provide walk through with Architect and Owner prior to installation of wiring or devices.
