No. 4309 - Variance for Deck Addition Dear Mr. Cunneen: Please find enclosed a copy of the determination rendered by the Beard of Appeals and filed today concerning your variance application. A copy of this determination has also been furnished to the Southold Town Building Department pertaining to your pending building permit application request. However, it will be necessary for you to submit the final drawings and location map with the Building Department before your building permit will be further processed (if this has not already been done so). Also, due to the proximity of this project witt~iu 500 feet of a waterway, State or County Road, we have transmitted copies of the variance file to the Suffolk County Department of Plat~dng for their determination as required under the County's Administrative Code. "New deck addition exceeds the allowed 20% lot coverage as set forth in the bulk schedule .... " PROVISIONS APPEALED FROM: Article XXIV~ Section t00-244. RELIEF REQUESTED: Deck over existing patio area will exceed lot coverage by 500 sf for a total of 2288 sf, or less when deducting allowable stalre/steps. During the hearing on 5/3/95, applicant submitted an amended plan pursuant to an agreement with the adjoining neighbor for a new 289 sf deck area, 8 inches above grade. The revised lauding/step area does not, however, reduce lot coverage calculations (Sec. 100-230C-3). Lot coverage calculation for all new areas is 2280 sf, or 28.66% of 7807 sf lot area. The existing lot coverage was calculated at 22.9% without tile new landing and steps. The setback conforms at 15 feet from the northeasierly side line. MOTION MADE BY: Gerard P. REASONS/FINDINGS: 1. Due to the substandard size of the land which is 87 feet deep (by 100 ft. wide). 2. The deck is proposed at 8" above grade and will not be enclosed or converted into additional living area. 3. All other zoning requirements will be complied with. 4.
