Dear Mr. Lessard:
Enclosed please find building permit application made on
behalf of Velimir and Heda Vrankovic, owners of the subject
property.
Mr. and Mrs. Vrankovic purchased this property in 1972.
Enclosed is a copy of the certificate of occupancy which was
issued in 1967.
After purchasing this property, Mr. and Mrs. Vrankovic had a
deck constructed on the roof of the cottage across the front
of the property. The builder assured them that he would
obtain all of the necessary permits, but he failed to do so.
It appears that the deck was constructed without obtaining
the necessary permits and further, that the deck which
extends across the front of the house violates the front
yard setback requirement.

Enclosed is a copy of the 1972 survey of the property
showing the existing dwelling. I have sketched in the
appropriate location of the elevated deck. An updated
survey has been ordered from Roderick Van Tuyl and will be
provided for your file and for the Zoning Board of Appeals,
with our application for a front yard setback variance for
the deck.
Please forward the expected denial of this application at
your earliest convenience so that we may appear before the
Zoning Board of Appeals as soon as possible.

WHEREAS, a public he-aring was
in the Matter of the Application of

VELIMIR AND HEDA VRANKOVIC under
WHEREAS, the board has considered all testimony and documentation
entered into the record concerning this application; and it is noted
for the record that no public opposition has been received; and
WHEREAS, the board members have personally viewed and are familiar
with the premises in question, as well as the surrounding area in this
Residential and Agricultural Zoning District; and
WHEREAS., the board made the following findings of fact:
1. The property in question is a five-sided parcel and a corner
lot as defined bY Article I~ Section 100-13 of the Zoning Code with
frontages along the west side of Bay Road of 100 feet, the north and
east sides of Sandy Beach Road of 122± feet and 34 feet, respectively,
and is identified on the Suffolk County Tax Maps as District lO00,
Section 43, Block 4, Lot 45.
2. The premises contains an area of approximately 5,000
sq. ft. and is improved with a one-story, 952 sq. ft. framed
cottage set back 27 feet from the westerly front property line,
20 feet from the south front property line, and 37± feet from
th~ easterly front property line.
3. By this application, appellant requests approval of
the construction of an 8' by 20'. second-story deck with spiral
staircase which has an insufficient frontyard setback from the
southerly property line at 14± feet as shown on survey map amended
January 23, 1986, prepared by Van Tuyl & Son, L.S.

and character of the parcel in question lends itself to the
practical difficulties in this case, and the board agrees with

a. This apl~lication must be completely filled in by typewriter or in ink and submitted to the Building Inspector, with 3
sets of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public sti'eets
or areas, and giving a detailed description of layout of property mu~t be drawn on the diagram Which is part of this appli-
cation.
e. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issued a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate' of Occupancy
shall have been granted bY the Building Inspector.
