Your efforts to motivate the contractor to correct the problem seemed to have succeeded. The contractor has installed gutters and leaders,has excavated and added additional damp proofing. The basement seems to have been free of standing water since those corrective measures were undertaken. We are grateful to you and your department for having interceded. Arthur G.Pitts n ane F.BroderickFitts TOTAL P.02 w December 9, 1996 To: Arthur and Jane Pitts Re : Repeated water invasion-basement area-new dwelling at Mattituck Report of inspection - 12/6/96 - 2 pm Found new dwelling about 75W completed. The basement area had clear water in 3 locations on concrete floor to a maximum depth of 3/4" on about 1/a_ cf total floor spu-e. Other areas were damp from having been wet . Along about 25 feet of the south wall where wall and floor meet was the area of invasion, being the low spot the water was deepest and cleanest . This leak indicates a problem that could be caused by a lack or break in the outside waterproofing at base of wall and foundation where wall rests on footing. No faults with walls . On the outside at that area - grading was recent and showed a slight grade toward the dwelling with casual water showing in some areas . Very slow drainage around lot which appears to be level . A minor regrading is needed along with leaders and gutters would help correct the problem. Show a grade away from the house for 20 to 25 feet- conduct the run off to mid lot then toward the road- the water would disappear on the way with the addition of lawn and gradual planting. Point all down spouts away from dwelling and avoid accumulation of water. With the presence of water piping in cellar, a sump is recommended in case of piping troubles, with dry well, at least an available drain. Respectfully submitted, John H. Geideman JAN b two". As you are aware, there are some cluster subdivisions for which building setbacks were not specified by the Planning Board at the time it approved the final plats. In order to clarify the building setback requirements for Cluster subdivisions without specified building setbacks, the Planning Board has established the following: 1 • Cluster subdivisions approved between May 29, 1973 and Januar 31, 1983: Yard setbacks may be reduced to fifty (50) percent of minimum required setbacks during that time. 2• Cluster subdivisions a proved between February 1, 1983 and January 9 1989 Yard setbacks may be reduced to thirty (30) percent of minimum required setbacks during that time. 3. Cluster subdivisions approv.ed after January 10, 1989: Must be referred back to the Planning Board. The Planning Board will determine the setbacks allowed for the particular subdivision.
