RESOLUTION:
WHEREAS, 22715 Main Road, Orient,NY, is on the Town of Southold Registry of Historic
Landmarks; and
WHEREAS, as set forth in Section 170-6 of the Town Law(Landmarks Preservation Code) of
the Town of Southold, all proposals for material change/alteration must be
reviewed and granted a Certificate of Appropriateness by the Southold Town
Historic Preservation Commission prior to the issuance of a Building Permit; and
WHEREAS, the applicant's representative submitted a proposal on May 26, 2023, to replace in-
kind roofing shingles and in-kind white aluminum gutters and down spouts
attached to an existing single family dwelling; and
WHEREAS, the proposed roofing shingles are described as Carriage House Luxury Roofing
Shingles, Black Pearl in color, depicted on manufacturer's specifications received
May 26, 2023; and
WHEREAS, the Commission has determined that pursuant to Chapter 170-4(E)(2) of the
Southold Town Code, the Commission has the authority to determine that some
proposals do not rise to the level of requiring a public hearing, as the proposal is de
minimus in nature; and
WHEREAS,the Commission has determined that the subject application is de minimus in nature
and therefore does not require a Public Hearing, and
WHEREAS, the applicant shall submit to the Commissioners photographs of the finished
improvements upon completion; and

WHEREAS, the Commissioners may conduct a site inspection of subject premises once
improvements are completed; and
NOW THEREFORE BE IT RESOLVED,that the Southold Town Historic Preservation
Commission determines that the Carriage House Luxury Roofing Shingles, Black
Pearl in color, and white aluminum gutters and down spouts attached to an existing
single family dwelling, in the above referenced application, meets the criteria for
approval under Section 170-8 (A) of the Southold Town Code; and
BE IT FURTHER RESOLVED,that the Commission approves the request for a Certificate of
Appropriateness, subject to approvals by all involved agencies; and
BE IT FURTHER RESOLVED,that any deviation from the approved plans referenced above
may require further review from the Commission.

Tear all existing roofing to sheathing.
Replace any damaged sheathing. (First 4 no charge if needed;$70.00 per sheet thereafter)
Install Firestone 1/2"Isogard insulation board using screws and plates as per Firestone specifications.
Install Firestone 060 Full Force EPDM rubber roof membrane fully adhered as per Firestone specifications.
Install heavy duty white aluminum roof edge along perimeters.
Install Firestone Quick Seam flashing around entire perimeter.
Install Firestone Quick Seam flashing around all protrusions and penetrations.
Remove all debris and clean grounds.
All manufacturers warranties apply.
RW Mulligan 10 Year Installation Warranty.
PRICE ALSO INCLUDES:
Uppermost flat roof install tapered insulation as needed to create pitch and minimize ponding.
On uppermost flat roof reseal roof hatch to allow access.
Small flat roof on North Side plus all remaining Yankee Gutters.
Replace 2-3 courses of cedar sidewall shingles on North Side using#1 Red Cedar shingles that tie into Yankee Gutters.
Remaining(3)Copper eyebrows.
Lead counter flashing on chimney.
On cedar that needs to be replaced with the Yankee gutter,two coats of stain will be applied,with stain provided by
customer.
All shingles on Mansard roof to be replaced.
Rear lower shingle roof where 3-Tab section,to be replaced with Carriage House shingles to match the rest of the house
(one section Yankee gutter*in EPDM)
*Yankee gutter will need some carpentry work,will be an additional$400-700
Lower porch flat roof(South Side)including replacing 3-4 courses of cedar clapboard siding

Hi,
Please find the attached images of 22715 Main Rd Orient.We did not realize the house is in the historic district and the
homeowner is new.The contracted work is attached as well that includes the price of the project of$41,640.00.The
main project is the replacement of the flat roof using Elevate 060 Full Force EPDM rubber roof membrane,and the
replacement of the asphalt shingles on the mansard roof in CertainTeed Carriage House in Stonegate Grey.We have
scheduled them to start on Monday before we realized that they were a historic house.There will be no outward change
of appearance for the house. If someone would be able to give me a call when they receive this that would be greatly
appreciated.
