Toward that end, if your review indicates that some sort of prior statement from the NYSDEC is required only because of the"proposed deck'and'proposed 1 story addition"on the seaward side of the house,then these two features should be considered deleted from the project at this time. This would be done in order to expedite approval of the permit for the balance of the project at the earliest possible date, The two features would then be made the subject of an application submitted at a later date, when the NYSDEC statement you require is in hand. The attached sketch shows those components of the project which would be deferred in order to expedite the approval of the remainder of the project. An undesirable change will NOT be produced in the character of the neighborhood or a det- riment to nearby properties, if granted BECAUSE: The property is large (1.07 acres) as are the other properties in the immediate area, and the playhouse in the proposed location cannot be easily seen from the road because of the to- pography of the property and the existing landscaping. 2. The benefit sought by the applicant CANNOT be achieved by some method, feasible for the applicant to pursue, other than an area variance BECAUSE: Although there are other areas on the property which could physically accept the relocated playhouse, the proposed location best satisfies the needs of the entire family and results in the most esthetically acceptable location of the structures on the property. 3.
