party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ~ at Cutchogue, Town of Southold, County of Suffolk and
State of New York, more particularly bounded and described as follows:
BEGINNING at a monument located on the southerly side of Cox's
Lane, which monument is at the southeasterly corner of land now or
formerly of Joseph Muratore and the northeasterly corner of the
premises about to be described: r~ning thence from said point of
beginning along the southerly side of Cox's Lane South 600 49' 40"
East 150.44 feet to land of the Town of Southold: running thence
along said last mentioned land the following two (2) courses and
distances: (1) South 390 07' 30n West 565.36 feet: and (2) North
570 55' 00" West ~ feet to a monument and land of Francis J.
McBride: runn~~hence along said last mentioned land North 430
21' 10" East 5. -feet to land now or formerly of Joseph Muratore:
running thence along said last mentioned land the following .two (2)
courses and distances: (1) South 600 35' 40n East 179.54 feet: and
(2) North 430 21' 10" East 500.00 feet to a monument on the southerly
side of Cox's Lane and the point or place of BEGINNING.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premisrs herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have btcn encumbered in any way whatc.-ver, exrcpt as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants thai the party of
the first part will receive the consideration fllr-tbis conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indent"re $0 requires.
