MINUTES

Members Present:
Elizabeth Thompson,Chairperson;Ron McGreevy;Meryl Kramer;Umberto Fasohno;Jim
Fredricksson;Frank Buonaiuto;Anne Surchin;and Elizabeth Cantrell,Secretary were present.
The minutes for the meeting of May 22,2023 were approved.
Introduction•
All applicants will give a presentation consisting of drawings,exterior materials samples and
other information required by the Planning Department to the Committee. The Committee will
ask questions and make suggestions as part of a general discussion with each applicant. Final
recommendations from the ARC will be presented to the Planning Board in the ARC Meeting
Minutes, and be made part of the Planning file for that application. The Planning Board will
consider these recommendations,together with all comments from other agencies,and provide
the applicant with a comprehensive written list of its requested revisions.

This Preliminary Site Plan application is for the proposed creation of a 5 unit,multi-family
housing complex having 1,200 square feet per unit located at 645 North Street, Cutchogue.
John Koehler,property owner and Carlos Cala,Architect presented the preliminary site plan
and design drawings for the Committee's review. Following their presentation, Committee
members discussed the proposed with the applicants which led to the following comments:
Simplify detailing such as deletion of ornamental shutters &window brackets,fluting&
ornamental capitals on columns. Remove brick veneer on North Elevation, with siding
extending to top of foundation wall.
-• Break up the continuous massing of the building volume and roof plan by reducing
garage depths to allow a shift in plan between units, and adding covered front stoops.
Architectural Review Committee would like to see a development of private rear spaces,
including privacy fencing with wood deck or masonry at grade.

- Greater consideration of light and air inside the units,including living and bedroom cross
ventilation with lower sill heights. Add windows to east and west elevations. Natural
lighting in front entries with either door glass or sidelights. Eliminate end location of
garage.
- The Architectural Review Committee recommends an improved kitchen design to
maximize counter space and functionality.

No representative attended the meeting to present this preliminary project.
This Preliminary Site Plan application is for the proposed construction of two commercial
contractor office and storage buildings at 7,000 sq.ft. and 4,700 sq.ft.,off-street parking,
ingress/egress driveway,utilities and other site amenities on 1.83 acres in the General Business
Zoning District. Located at 7217 Main Road,Mattituck.
The Architectural Review Committee recommends addition of natural lighting into
these buildings,either with glazing,Cal-wall system or similar product. Consider
exterior window for office spaces.
