As a result of the environmental review, which was part of the subdivision review for the Angel Shores subdivision, the Planning Board required conservation easements, clearing restrictions, specific setbacks and other restrictions for the lots within the subdivision. The conservation easements, clearing restrictions and setbacks are noted on the approved subdivision plans and described in the recorded Declaration of Covenants and Restrictions. The survey for Lot Number 48 identifies both the location of the conservation easement and the clearing limits which were required as part of the subdivision approval. The proposed house is outside of the clearing limits. The Planning Board is requiring that the clearing limits be staked in the field, and that the stakes be maintained during the entire time of construction. Pease have the builder notify the Planning Board when the stakes for the clearing limits have been installed. In addition, please notify the Planning Board if the restricted area is disturbed at any time during construction. If the restricted area is disturbed, the vegetation must be re-planted. The planting of grass within the restricted area will not be accepted.
