Foundations: Foundations and footings are required for the 24' long North wall of thc proposed dining room. Foundations and footings are required for four new columns which are part of the support system for the skylight. Provide 12" round piers to 24'x24'footings (2500# conc.-minimum) and arc independent of the ex/sting structures. Slabs: The new dining room floor slab to be reinforced, 4" thick on 6" gravel base,over 6Mil polyethelene sheetset. Finished elevation is approximately 3 1/2" below the floor level of the living room. Structure: The g/~ders that support the 12x12 Wasco skylight would be microlam girders. These microlams sit on top of the aforementioned wood columns. Infill for the non-skylit roof areas would be 2x8's, 16" O.C. with 3/4" T&G plywood sheathing. Brace entire roof slab to existing structures. See dwgs for sizes and connections. The 24' wall to the north would be conventional 2x6, 16" O.C. construction with 1/2"plywood substrate and clapboard both sides. Roof: Provide new EDPM robber roofing on new roof surfaces.Carry roofing 24"up existing roof slope.Also provide ice and water shield under EDPM on existing roof. Provide L.C. flashing, gutters and leaders. Direct existing leader to spillblocks on flat roof. Doors: The existing doors in the North wall of the living room would have new transoms added to align with the transoms over the doors on the East. Wall. On the South wall there would be two new pairs of doors and transoms, matching the existing one(similar to Morgan M3911-weatherstripped). This same door unit would be repeated on the North wall of the din/ng room (three pairs). The transom units on this wall are Anderson A3535 w/in and out grills The quality and style of these doors should be consistent with, and more or less match, the existing doors on the East wall of the living room. Relocate existing screen units on North wall of Living Room to new North Wall of Proposed Dining Room. Add one more double screen unit. The new door in the southeast comer of the dining room would be 15 panel glazed, as illustrated. Provide trim as shown. Clerstorey Windows: Provide new windows above the existing kitchen roof to the underside of the new dining room roof. These should be Andersen AR31 clad windows and be installed on a 6'+/- high curb. Ceiling: Ceiling on new roof to be lx6 painted pine, space 1/4" apart.. Paint joists and roof slab black. Doors: Paint all new and existing doors and trim, inside and out. Electric: Provide eight 110-volt duplex outlets in new dining room. Wire for eight new lights and dimmer switch~s; provide Lutron slide dimmer switches; lights to be provided by owner and installed by GC. Provide 54" electric fan and controls, hung fi.om skrylight. Hardware: Provide new hardware to match existing in quality, style and finish. Miscellaneous: Provide gas hook-up for new grill (supplied by owner). Allow $4,500 for counter on West wall.. Allow $1,000 for shutters (material only)to dose in opening remaining. No heating is planned for this addition. No plumbing is required (except the gas). ROBERT F. All work to be governed by the general conditions of the contract, AIA, 1987. 2. Contractor is to comply with all regulations and requirements of the local community zoning. 3. Contractor is to submit a time schedule with his bid. 4. Any situations requiring additional costs must be submitted din writing for approval before starting the work. 5. Any discrepancies indicated on these drawings must be brought to the attention of the Designer before submitting bids. 6. General Contractor is responsible for filing, permits, and all stamping approvals required by agencies having jurisdiction over this project, including filing and approvals form the building department. 7.
