FRONTPORCH- Construct new wrap-around porch as per architect plan. Deck porch with 5/4 in. x 4 in. STK cedar with stainless steel bugle head deck nails. Wrap skirt of porch with 1/10 in. cedar and 1 3/4 in. lattice work. Porch posts to be 4x4 colonial spun paint grade with 2x2 balusters and decorative railings. Porch footings as per plan. ALTERATION FIRST FLOOR - Alter first floor as per plan, removing wails, framing stair well, framing new boiler room in garage, installing new stairs and rails to second floor. GARAGE ROOF- Reconstruct front of garage roof to repair dip in rafters. ROOFING- Roof entire house with architectural roof shingles as per owners selection. WINDOWS- Supply and install Anderson windows as per plan(including all screens and hardware). ELECTRIC- Install new 200 amp service on house. Using old panel as sub-panel. Owner to select color. Install all new seamless white gutters as needed. SHEETROCK- Sheetrock all areas with 1/2 in. sheetrock. Sheetrock boiler room with 5/8 in. fire code.
