The proposed masonry patio will be constructed at least 100 feet from wetlands„the outer edge of which will be formed by a monolithic wall/footing,atop which will run a 4-foot high pool-enclosure fence.The project has thus been designed to avoid structural encroachment and site disturbance such as clearing or fill within the 100-foot wetlands jurisdictional area. Total lot coverage resulting from the construction of the patio(and other structures proposed outside Chapter 275 jurisdiction, including a swimming pool and pool house)will increase only to 9.29%. Nevertheless,to mitigate the risk of increased runoff,potential runoff associated with the patio surface will be captured by a trench drain installed around the perimeter of the patio and piped to a new stormwater drinage system proposed outside wetlands jurisdiction. A proposed i foot shower located atop the patio will be connected to the same trench drain and thus the new drainage system. And a temporary project-limiting fence would be installed to contain site disturbance and limit potential surface runoff during construction.
