F Proposed Alteration and Addition to the Residence of Mr and Mrs Ronald T. Chirco 350 Teepee Trail Southold, N.Y. 11971-1816 General Notes and Specifications 1. The Contractor shall verify All dimensions and conditions at the job site. 2 All construction shall meet the Town of Southold building regulations and the New York State Building Code. 3 .All Electrical and Mechanical work shall be done in compliance with local building codes and in accordance with good design practices. . 4 .No utility or ungraded lumber may be used and all plywood used structurally shall meet the performance standards of applicable U. S. Commercial Standards for type, grade, and species of plywood and be visably identified as such. 5.The construction should be staged as to permit the owners to live in the house with a minimum of disruption. The exterior shell of the addition, including the insulation should be installed before the present connecting wall is removed. 6.The Contractor shall be responsible to remove all debris from the site, except for items requested by the owner, and leave the inside construction area neat and broom clean at the end of each working day. 7.Every precaution should be taken not to disturb the existing house structural foundation. 8 .The upper and lower outside decks are to provided with the necessary concrete foundations for all structural supports and framing all in accordance with local building codes. All wood other than the deck surface must be prssure treated (CCA) for durability. 9 .The crawl space dust cover in both the new extension and existing structure shall be trowelled with a smooth finish. 10.All flashing shall be aluminum including the termite shield. 11.The new vinyl siding shall match the existing as to color, texture and guage thickness. Use the removed portions and additional siding provided by the owner on any exterior surface of the existing structure. 12 .Provide 2° x 6"collar beams at every other roof rafter (32 " o.c. ) on the existing second story structure (approx. 8 required) Access is available thru a ceiling opening. 13 .Reroof the existing two story structure as well as the new roof with GAF Royal Soverign Architectural roofing fiberglass shingles (25 year warranty) or approved equal. Color to be selected by the owner. 14 .The sliding doors for the new closets shall be flush oak (unfinshed) . 15.The Quarry tile indicated shall be selected by the owner. - allow 3 .00 Dollars a S.F. for material. 16.The new second floor closets should be provided with clothes poles and open metal shelf. 17.All new walls, ceilings and exposed wood surfaces (interior & exterior) shall be given a primer and two coats of paint, color to be selected by the owner. 18.All door hardware, moldings and door and window trim shall be provided by the Contractor. 19.Provide all necessary flashing and caulking as required to ensure a water tight installation. 20.All light fixtures, except the recessed fixtures, will be provided by the owner. 21.The upper and lower deck planking shall be Trex wood- polymer lumber or approved equal- color to be selected by the owner. 22The existing stair stringer, treads, & risers can be reconfigured if possible as long as it is structurally sound and refinished. If a new stair is provided it should be constructed of a natural haadwood system. A new freestanding hand railing is to be provided similiar or equal to L.J. Smith stair system Contemporary Part # 5-0489 RPC. 23 .The Main entry door shall be a 3` - 0" X 6` - 100 Stanley Door - Model E18 or approved equal. All hardware is to be provided and as recommended by the door manufacturer including lock and dead bolt. 24.All substitutes for items specified shall be an approved equal as determined by and acceptable to the owner.
