TOWN OF $OUTHO!-D
Dear Sir:
Our contractor, Ed Williams, has informed us of your concern regarding minimum
earth clearance on our garage addition at 200 Grove Drive. We are well aware of the
circumstances and are confident that no avoidable problem will result.
Wood members which contact the earth are subject to rot and to certain boring
insects. This area of Southold is replete with termites and carpenter ants, as is most of
Long Island.
In the 1940's, FHA rules dictated required clearances between earth and wood
members in an effort to address such concerns. The FHA rules were later incorporated into
most Building Codes.
I believe that our garage addition will have 4 forms of response to this concern and
that these will be adequate:
1-During landscape re-grading, we are going to remove 6" of earth, about 4' wide, from
the area in contact with the monolithic concrete.
2-AIl sill plates are to be CCA lumber.
3-A metal termite shield will be installed with the sills.
4-This shield will be bent up on the outside to cap an additional horizontal CCA strip
member, which is to function as a beam seat for the vertical cedar siding.
This construction will provide 6" of clearance between earth and aluminum
components while maintaining the desired architectural effects. It will not guarantee 100%
protection from termite infestation, and, in my opinion as an engineer on Long Island for
40 years, neither will anything else. Termites can crawl or fly up 18" or 24" just as easily
as they can 6". They can, and do, also enter from higher lumber elevations.
Lastly, when an occasional stud or siding member does become infested, it is a
simple job to replace that unit, in contrast to more expensive - and futile - efforts to avoid
it initially.
