A. This application must be filled in by typewriter OR ink and submitted to the building
inspector with the following: for new building or new use:
1. Final survey of property with accurate location of all buildings, property lines,
streets, and unusual natural or topographic features.
2. Final Approval from Nealth Dept. of water supply and sewerage-disposal(S-9 form).
3. ~pproval of electrical installation from Board of Fire Underwriters.
4. Sworn statement from plumber certifying that the solder used in system contains
less than 2/10 of 1% lead.
5. Commercial building, industrial building, multiple residences and similar buildings
and installations, a certificate of Code Compliance from architect or engineer
responsible for the building.
6. Submit Planning Board Approval of completed site plan requirements.
For existing buildings (prior to April 9, 1957) non-conforming uses, or buildings and

SPECIFICATIONS
0 - SCOPE OF WORK
1)
The work covered by these specifications, corresponding drawings
and related documents, the "Contract Documents", shall consist of
building an addition and making several alterations to the house
of Sarah and Hiram Moody at Fishers Island NY (Suffolk Co. tax map
%1000-10-6-1.7).

Add new guest wing to the north end of the house.
Dig up and relocate the septic system. {The existing septic
system is in the spoE where Ene new a~G151on wl£1 go.}
Connect the new wing to the existing entry hall of the house, with
a new cased opening. Remove the existing entry hall closets;
patch and repair floor, walls, & ceiling of the old entry hall;
repaint the whole inside of the entry hall.
Remove the window from the east side of the existing guest
bathroom, and put in a new window on the north wall of the
bathroom. Repaint the bathroom.
Remove the wall between the existing den and the adjacent guest
bedroom, and combine into one room. Relocate the door, and add
closets. Patch & repair floor, walls, & ceiling; repaint the
room.
I - GENERA3~ CONDITIONS
1)
It is the contractor's responsibility to ensure that work
progresses in accordance with the Contract Documents. The
Contractor shall provide all labor, materials, equipment, and
services necessary to complete all work as required by the
Contract Documents unless specified otherwise by such Contract
Documents.

The Contractor shall pay for all permits required by the
applicable codes.
The Contractor shall take every precaution to see that the site is
protected according to the requirements of the relevant regulatory
agencies.
The Contractor shall be responsible for noticing any structural
deformation, dec~y, or inadequacy as work progresses and shall
notify the architect immediately. The Contractor is responsible
for all repairs to work done by the Contractor deemed necessary by
the inspecting building officials and the architect.

Fire prevention: The work shall be performed in such a manner as
to prevent fire. The Contractor shall take precautions against
fires starting and spreading on the site and within the building
and temporary structures. The Contractor shall provide adequate
means of extinguishing fires, (dry chemical fire extinguishers
rated for A, B, and C fires) during all phases of the work. There
will be NO SMOKING inside the building at any time. No fires may
be built on the premises.
6)
Gasoline and other flammable liquids shall not be stored within
the building. They shall be stored in and dispensed from U.L.
listed safety containers. Tarpaulins used on the site shall be
made of fire-resistant material and be U.L. listed.
7)
Field Measurements: Before ordering any materials or doing any
work, the contractor shall verify all measurements at the building
and shall be responsible for their correctness. No extra charge
or compensation will be allowed because of differences between
actual dimensions and measurements indicated on the drawings. Any
differences which may be found shall be submitted to the Architect
for decision before proceeding with the work.

Temporary Light and Power: The contractor shall make all
arrangements to provide any temporary electric power distribution
required during construction and temporary electric lighting for
all portions of the work. The contractor shall furnish, install,
and maintain a safe and adequate temporary electric system; make
all necessary connections and furnish all necessary wiring,
outlets, lamps, and sockets. All such work shall be done in
accordance with Underwriter's Laboratory requirements and of
authorities having jurisdiction. Provide a sufficient number of
outlets so that 50' extension cords will reach all work requiring
light and power. Electricity usage charges as billed by the power
company will be billed directly to the owner without markup.

Temporary Heat: The Contractor shall provide and pay for such
temporary heat as may be required to carry out all portions of the
work and to prevent damage due to cold weather. Temperatures to
be maintained during any stage of the work shall not be less than
those required and recommended by the manufacturers of materials
and finishes being installed. The Contractor shall be responsible
for all damage due to failure to maintain required temperatures
for any phase of construction or improper use of equipment, and
shall make good any damages which may result, both direct and
contingent.

The Contractor may use the permanent heating system of the
building. Nonelectric types of heat shall be properly ventilated
to the outside of the building. If permanent systems are used
during construction, maintenance and attendance shall be
provided, and the systems shall be in perfect operating condition
at the conclusion of their use, subject to the Architect's
approval. On substantial completion of the contract, the
Contractor shall remove all temporary utility devices.
Weather Conditiohs:'In the event of temporary suspension of work
and during inclement weather, work and materials shall be
adequately protected against damage. All work and materials of any
kind to be found to be injured shall be removed and replaced by
the Contractor without cost to the Owner.
12) Cold Weather Construction: The Contractor shall take special
precautions to prevent damage to materials and work installed in
cold or freezing weather, by providing adequate temporary heat and
suitable enclosures or covering. The ground surfaces under
footings and under pipe lines, and all concrete and masonry work,
shall be protected against frost and freezing.
13) Pumping and Draining: The Contactor shall do all pumping or
dewatering and provide drainage as necessary to keep the site free
of standing water and to keep the excavations and the building
free of water during progress of the work. All pumping and
draining shall be conducted in such a manner as to avoid
endangering or damaging surrounding property.
14) Upon completion of each phase of the work, the Contractor shall
leave the premises free from all debris and waste, in a broom
clean condition. The Contractor shall be responsible for keeping
the site free of rubbish and debris, and in a neat, orderly
condition at all times. The Contractor shall provide trash barrels
for use by workmen.
15) Wash all windows at the end of the project.
2 - SITE WORK
1)
Remove any top soil from the construction area before construction
and'replace and regrade top soil after construction. During
construction, store all top soil and all other earth removed for
foundation excavation on the site--do not remove from site.
2) Remove the oak tree that is on the site of the new addition.
3)
Take measures (hay bales or silt fences, if necessary) to prevent
erosion during construction.
4) Dig up and relocate the septic system.
3 - CONCRETE ~ I~AMO~RY
1) Foundation walls to be poured reinforced concrete, 10" thick, with
spread footings, as shown on drawings.

outside air is below 40 degrees F. Protect work from cold and
frost, and insure mortar or concrete will not freeze while

Masonry work must not be done in full sun at temperatures above 80
degrees Fahrenheit unless shading and water misting are provided
to control evaporation.
Newly laid masonry work shall be protected from rain until
hardened.
Discard and do not use mortar which is unused after 1 1/2 hours
following the initial mixing.
Unless otherwise indicated on the drawings, make the masonry
plumb, level, and true to line, with square angles and corners.
4 - CARPENTRY
1)
Ail work shall be installed by those skilled in the trade in a
solid, workmanlike manner. The Contractor will replace or repair
at his own cost any work not up to standard.
2)
Framing lumber to be kiln-dried. Exterior walls to be 2 x 6.
Interior partitions to be 2 x 6 or 2 x 4 as noted.
Pieces with knots affecting structural integrity should not be
used.
3)
Ail sills and framing in contact with masonry or in exposed moist
areas shall be pressure-treated. All deck framing to be pressure-
treated.
4)
Frame structure as required for firm, permanent construction. Cut
materials accurately. Frame structure level, plumb, and square, to
indicated dimensions. Leave no gaps between sheets of plywood wall
sheathing.
5)
Double frame around openings. Select best materials for
structural members. Select appropriate headers for all openings.
6) Use metal hurricane clips on all roof rafters: Simpson H 2.5.
7)
Provide adequate blocking for installation of all finish work,
including work provided by others. Place blocking behind towel
racks, built-ins, and lighting fixtures, as required.
8) Ail adhesives used shall be water resistant construction grade.
9) Hand-select the best materials for exposed finish carpentry work.
10) Ail materials shall be fully protected at the job site, kept under
cover and out of contact with the ground.

5 - WINDOWS

New windows, except where noted:
a. Marvin wood double-hung windows, single-glazed with true
divided lights (ADL).
b. 1 x 4 exterior casings, solid, without finger-joints, to be
supplied with windows. Back-band moldings, milled from
cedar, redwood, or mahogany to match existing, to be applied
on site. Sill projection should be big enough to accomodate
back-band molding.
c. Windows to be primed white outside and inside.
d. Double-hung windows to have sash lifts and locks.
Ail windows wider than 2'-4" to have two sash lifts.
Take note of wall thicknesses and include interior jamb extensions
as required.
Ail Double-hung windows are to have aluminum triple-track
storms/screens, white baked enamel finish. Horizontal band to
line up with the middle of the window.

7 - THERMA~ AND MOISTURE PROTECTION

All roofs to have red cedar shingles, 5" to weather, on spaced
strapping.
Flash and caulk interior and exterior joints as required to leave
the building weather tight, including all exterior joints at
windows and heads and jambs of exterior doors. Step-flash where
roofs meet side walls.
3) Ail flashing shall be lead-coated copper.
4) Gutters and downspouts to match existing.

Fiberglass insulation: all exterior walls to have 5 1/2" foil-
faced fiberglass bart insulation; roof: 9" batts; second floor:
5 1/2" batts; first floor: 9" batts.

Use 1" foil-backed polyurethane insulation with foil side up under
bathtub.
8 - pLUMBING
1)
Ail plumbing systems to be installed by licensed mechanics,
respecting all code requirements and manufacturers'
recommendations. Contractor shall pay all necessary fees,
licenses, and permits, and shall arrange for required inspections.
2) Ail water supply pipes to be copper.
3)
Test and prove tight: soil, waste, and vent plumbing with water as
required by code. Domestic water lines shall be proven tight at
125 psi.
4) Metal water piping should be electrically grounded.
5)
Provide a 50 gal. oil-fired hot water heater in the basement for
the new addition. Vent through the wall on the north side.

9 - ELECTRICAL
1)
Ail work to be done by licensed mechanics to applicable code
requirements and following manufacturers' recommendations.
Contractor shall pay all necessary fees, licenses, and permits,
and shall arrange for required inspections.

See electrical plans. Include in the price all fixtures specified
on the electrical plans. Allowances (for the fixtures themselves)
are given for those fixtures not yet specified. Include the

10 - HVAC
Install a new oil-fired furnace for a separate warm-air heating
system for the new addition. Vent through the wall on the north
side.
2. Install a 250-gal. oil tank in the basement of the new addition.
11 - EXTERIOR FINISHES
1)
Ail exterior trim to be cedar, mahogany, or redwood. Included are
crown moldings, cove moldings, and backband moldings, which are to
be custom-milled, and window casings and corner boards.
2) Walls to be covered with cedar shingles to match existing.
3) Decks to have 5/4 x 4 fir decking, blind-nailed.

Use stainless steel nails for all exterior work, including
shingles where nails are exposed, and trim.
5)
Prime back. sides, and ends of all wood trim before installation.
Seal end grain before priming.
6)
Paint all trim with one prime coat and two finish coats to match
existing. Stain shingles to match existing.
7)
Sealants shall be paintable. Ail window and door frames shall be
caulked after prime coat is dry. Apply caulk in smooth bead to
completely fill joints.
8)
Furnish and lay suitable drop cloths for exterior painting to
protect roofs and decks from paint drips.
9)
Protect all finish hardware at doors, lighting fixtures, or other
finished items from paint spatter by removing them, carefully
painting around them or using masking tape and tarps to protect
them.
10)
Sand all surfaces before priming and between coats of paint to
assure smooth even finish. All surfaces to receive paint shall be
smooth and free of sandpaper scratches, millmarks, and other
imperfections.
11)
Painting materials shall be applied in strict accordance with
manufacturer's recommendations, including all temperature and
weather limitations. Do not apply paint when temperature is below
50 degrees F, or when temperature is expected to drop below 50
degrees within twelve hours. Do not apply paint on surfaces in
direct sun or where dust is being generated. Do not apply exterior
paint within 48 hours of rainy weather.
12)
Contractor shall perform all touch-up and restoration of damaged
surfaces, and clean-up of adjacent surfaces at the completion of
the work.
12 - INTERIOR FINISHES
1)
Use 1/2" gypsum board on walls and ceilings, . Use 1/2" green
board on bathroom walls and ceilings, except around tub. Use
wonder board behind wall tile in tub surround. Ail edges and
corners shall be left square, all surfaces in true plane, smooth,
flush, plumb, straight, level, and ready for painting.

Gypsum board joints shall not occur within 12" of door or window
frames openings. Do not place joints on opposite side of
partitions over the same stud or post. Use reinforced fiberglass
tape on joints and corners.

for the tile itself.
Include installation in the contract price.
Bathroom ~205 walls around bathtub: American Olean 4-1/4"
square "Bright" polar white tiles with white grout. Include
bullnose tiles at exposed edges, and soap dish to match.
Floor: Allow $7/sq.ft. for the tile itself. Include
installation in the contract price.
