second part,the heirs or successors and assigns of the party of the second part forever,
LOr ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,

as Lot No. 37 on a certain map entitled, "Map of Terry Waters at Bayview,Town of Southold, Suffolk
County,New York,owned and developed by Helen Cochran,Main Street,Southold,New York,"made June
6, 1956 by Otto W. VanTuyl&Son,L.S.,Greenport,N.Y.,and filed in the office of the Clerk of Suffolk
County on December 29, 1958 as Map No.2901.
Said premises being more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Rambler Road at the southeastern corner of the premises
herein described and north-easterly corner of Lot No.38 on said map,and running thence along the northerly
line of Lot No.38 and partly along Lot No.39 North 66 degrees 22 minutes 10 seconds West,a distance of
131.78 feet;running thence along the easterly tine of Lot No.41 on said map North 23 degrees 37 minutes
50 seconds East,a distance of 91.37 feet;running thence along the easterly line of Lot No.42 on said map
North 38 degrees 06 minutes 30 seconds East,a distance of 35.0 feet;running thence along the Southerly
line of Lot No.36 on said map South 62 degrees 55 minutes 00 seconds East,a distance of 111.43 feet to
the westerly line of Rambler Road; running thence in a southerly direction along the westerly line of
Rambler Road on a curve to the left having a radius of 375.0 feet,a distance along said curve of 119.64 feet
to the point or place of BEGINNING.
TOGETHER with an easement for ingress and egress over and upon Watersedge Way,Longview Lane and
Rambler Road for their entire distance as shown and laid out,50 feet throughout,on said above-mentioned filed map.
TOGETHER with the right to use in common with other lot owners the area known as Lot No.8 and the area
adjoining next southerly thereto to the extent of 80 feet more or less,of the northerly 80 feet of that parcel designated
on said filed map as"Community Park and Beach(Residents Only),"as a basin for bearthing a boat for said above
described parcel,including an easement for ingress and egress over,upon and through the waters of the canal as it
extends northerly,40 feet wide throughout,along the easterly boundary of said development from Peconic Bay to
said basin.
TOGETHER with the right to use in common with other lot owners(said right being only for the benefit of
the above described premises)for bathing and recreational purposes,the southerly 300 feet more or less of the parcel
designated on the above mentioned filed map as"Community Park and Beach(Residents Only)."
SUBJECT,HOWEVER to the restrictions set forth in a declaration dated September 8, 1958 and recorded
in the Suffolk County Clerk's Office in Liber 4508 of Deeds page 380.
SUBJECT FURTHER to the rules,regulations and charges which may be adopted from time to time by a
lot owners association,if any,for the purpose of the care,maintenance and repair of the roads,basins,canals and the
parcel designated"Community Park and Beach(Residents Only)."
SUBJECT FURTHER to the reservations contained in deed dated December 28, 1959 and recorded in
Suffolk County Clerk's Office January 4, 1960 in Liber 4749 of Deeds at page 387.
SAID premises being known as and by 1220 Rambler Road,Southold,New York 11971.
BEING AND INTENDED to be the same premises conveyed to the party of the first part by deed dated May 20,
1999 and recorded in the Suffolk County Clerk's Office on June 8,1999,under Liber 11968, Page 050.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
AND the party of the first part covenants as follows:
FIRST.That said party of the first part is seized of the said premises in fee simple,and has good right to
convey the same;
SECOND.That the party of the second part shall quietly enjoy the said premises;
THIRD.That the said premises are free from encumbrances,except as aforesaid;
FOURTH.That the party of the first part will execute or procure any further necessary assurance of the
title to said premises;
FIFTH.That said party of the first part will forever warrant the title to said premises.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so
requires.
