The purpose of the inspection was to verify conformance of the following items with the NYS Uniform Fire Prevention and Building Code and the NYS Energy Conservation Construction Code, for the purpose of granting a Certificate of Occupancy for the above referenced dwelling: • Building envelop insulation • Window egress • Fire separation between attached barn &dwelling • Grade at front stoop • Smoke detecting equipment Insulation provided in the exterior walls and ceiling for the referenced area was confirmed and consists of blown in insulation which fills the framing cavities of the building envelop. Windows of the dwelling have been altered to meet the egress criteria of four square feet of area with a minimum dimension of 18 inches clear. The attached barn separation consists of 5/8" Type X drywall installed on the common wall and a minimum of 5 feet out into the barn area. Grade has been altered at the front stoop to provide equal rise for the stairs to the dwelling. Smoke detectors have been installed outside each of the sleeping areas. It is my professional opinion that the as-built construction provides adequate thermal resistance to the area in question and is in conformance with the general intent of the New York State Energy Conservation Construction Code. The remaining areas addressed, to best of my knowledge conform with the general intent of the New York State Fire Prevention and Building Code. Your determination allowed for the second dwelling, provided that a lot line be drawn between the main house and accessory cottage. This new lot should constitute a minimum of 40,000 square feet. Is this considered an approved subdivision? At this time, it does not appear that this lot line was ever recorded with the County. The building department has also received a permit application for additional construction at this location. Does your determination allow for additional work without any further determinations? If yes, should the applicant be required to record the change with the county before any additional permits are written?
