EXCEPTING AND RESERVING unto GRANTOR a life estate interest in the above described real estate on the
terms listed below.
TERMS OF LIFE ESTATE
Grantor shall have full power to use and dispose of the entire distributable income from said real property and shall
be responsible for payment of real estate taxes thereon. The life tenant shall have the right to execute leases,
geophysical exploration agreements, and perpetual easements and grants of right of way shall be binding upon the
remainder estate. The life tenant shall receive all royalties, rents, leases, geophysical exploration, easement, and
right of way payments paid on account of the land during his lifetime. Grantor may commit waste on the premises if
she desires to do so.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust'
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word"party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
