WITNESSETH, that the party of the first part, in consideration of Ten and 101100 ($10.00)
Dollars paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the

The premises also being known as 730 Bight Road, Orient, New York, 11957, and being the'
same premises conveyed to the party of the first part by deed dated October 15, 2020 and
recorded on December 11, 2020, in Liber D00013082, Page 144 in the Suffolk County Clerk's
Office, State of New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, and
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises; TO HAVE AND TO HOLD the premises herein granted-unto the party of
the second part, the.heirs ons uccessors and assigns of the party.of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of this indenture so requires.
SCHEDULE A
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and known and designated as Lot No. 10 on "Map of Petty's Bight at
Orient, Town of Southold, County of Suffolk and State of New York" filed in the Office of the
Clerk of the County of Suffolk on January 26, 1973 as Map Number 5859, bounded and
described as follows:
BEGINNING at a point on the easterly side of Bight Road where the same is intersected by the
division line between lots 9 and 10 on the above mentioned map;
RUNNING THENCE along said division line north 87 degrees 31 minutes 10 seconds east
297.04 feet;
THENCE south 7 degrees 49 minutes 20 seconds east 156.00 feet to the northerly side of Bight
Road;
THENCE along the northerly and easterly sides of Bight Road the following two courses and
distances:
I. North 86 degrees 47 minutes 20 seconds west 284.91 feet;
2. Northwesterly along the arc of a curve bearing to the right, having a radius of 20 feet a
distance of 27.56 feet;
3. North 7 degrees 49 minutes 20 seconds west 109.51 feet to a point or place of
BEGINNING.
