THIS INDENTURE, made the 6111 day of December, 2022,
between Anthony R. Kropp and Joanne E. Kropp, his wife, 360 Riley Ave, Mattituck,New York 11952,
party of the first part, and
Jeffrey G. Kropp, Gregory M. Kropp and Timothy R. Kropp,Trustees of the Kropp Family Irrevocable
Trust, 360 Riley Ave, Mattituck,New York 11952,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and No Cents
($10.00) and other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon
erected, situate, lying and being in: SEE SCHEDULE A ATTACHED HERETO;
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
parry of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST.—That said party of the first part is seized of the said premises in fee simple, and has
good right to convey the same;
SECOND.--That the party of the second part shall quietly enjoy the said premises,

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in Mattituck, in the Town of Southold, County of Suffolk and
State of New York, as shown on a certain map entitled, "Map or property of George H., William
T. and D.T. Riley, " and filed in the Office of the Clerk of the County of Suffolk on November
27, 1928 as Map No. 186, Lot No. 15, bounded and described as follows:
BEGINNING at a monument set on the southerly side of Riley Avenue, distant 325 feet easterly
from the corner formed by the intersection of the southerly side of Riley Avenue and the easterly
side of Bay Avenue, said point of beginning also being where the division line between lot 25
and 16 on the above mentioned map intersects the southernly side of Riley Avenue; RUNNING
THENCE along the southerly side of Riley Avenue, North 70 degrees 31 minutes east 75 feet to
a monument and the division line between lot number 14 and lot number 15 on the above
mentioned map; RUNNING THENCE along the last mentioned division line, the following two
courses and distances: (1) South 19 degrees 29 minutes East, 225 feet; to a monument and (2)
South 68 degrees 40 minutes East 63.0 feet; more or less, to the ordinary high water mark of the
Creek; RUNNING THENCE southerly along a tie line which marks the ordinary high water line
of the Creek South 30 degrees 20 minutes West 49.62 feet to the division line between lot 15 and
number 16 on the above mentioned map; RUNNING THENCE along the last mentioned division
line on the above mentioned map the following two courses and distances: (1)North 68 degrees
40 minutes West 112.00 feet to a monument; and (2) North 19 degrees 29 minutes West, 225 feet
to a monument on the southerly side of Riley Avenue to the point or place of BEGINNING.
SAID premises being known as and by 360 Riley Avenue, Mattituck, N.Y.
FOURTH. —That the party of the first part will execute or procure any further necessary
assurance of the title to said premises;
FIFTH. —That said party of the first part will forever warrant the title to said premises.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part in .
deed dated January 23 1985 and recorded in Liber 9731 and page 258.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
