The subject building is and will remain a single-family residence. * No increase in existing yard non-conformance. The existing building does not conform with front and side yard regulations, but application will not increase the degree of yard non- conformance. See Site Plan on Architectural Plans, Cover Sheet A000. The non-conforming side yard to the north is improved in its conformance by increasing the distance from the mechanical shed to the lot line from 5 feet to 10 feet. The conforming side yard to the south will remain unchanged. An entry step is being expanded into an entry slab, but this is a walk on walk off condition. The non-conforming front yard will remain unchanged. The conforming rear yard will still conform to.the 85' minimum rear yard requirement. * Lot coverage is in conformance with ,lot area regulations - less than 10 percent coverage. * Wetlands are on the other side of the road. We had to check the box on the building permit application form that there are tidal wetlands within 300-feet of the house. However, these wetlands are across the road on the other side of East End Road. To the south is the golf course of the Fishers Island Club. Wetlands are more than 300 feet away in this direction.
