LYNDA CALIMANO, residing at 24 Robbins Avenue, Babylon, New York 11702, as Co-
Executors of the Estate of the late CHRISTOPHER J. DENKER, JR., late of 72 Carol
Street, Lynbrook, New York 11563,who died on February 12,2022,as to the 50% tenant
in common interest of CHRISTOPHER J.DENKER,JR.;
party of the first part,and
CHRISTOPHER JON DENKER and LYNDA CALIMANO, as Co-Trustees of the
UNIFIED CREDIT TRUST F/B/O MARGARET DENKER, with an address of 60 Lenox
Avenue, Lynbrook, New York 11563, as to the 50% tenant in common interest of
CHRISTOPHER J.DENKER,JR.;
Party of the second part,
WITNESSETH,that whereas Letters Testamentary were issued to Christopher Jon Denker and
Lynda Calimano in the Estate of Christopher Denker Jr. by the Surrogate's Court, Nassau
County,New York on June 7,2022 and by virtue of the power and authority given by Article 11
of the Estates, Powers and Trusts Law, and in consideration of Ten Dollars ($10.00), and other
valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second part,the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected,situate,lying and being as described as follows:

SAID PREMISES being known as and by the street number 10 Colonial Road, Southold, New
York,known as District 1000,Section 79,Block 6,Lot 32.1.
BEING THE SAME PREMISES conveyed to the party of the first part by Deed dated December
27, 2007 and recorded in the Office of the Clerk of the County of Suffolk on January 15,2008 in
Liber D00012537,Page 417.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, TOGETHER
with the appurtenances, and also all the estate which the said decedent had at the time of
decedent's death in said premises,and also the estate therein,which the party of the first part has
or has power to convey or dispose of, whether individually, or by virtue of said will otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any art of the total of the same for any other purposes. The word
"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point on the easterly side of Colonial Road which point is 75.0 feet northerly
from the corner formed by the easterly side of Colonial Road with the Southerly side of Ed's
Road, which point is also where the southerly side of land of Jones intersects the easterly side of
Colonial Road;
RUNNING THENCE from said point of beginning, South 61 degrees 18 minutes 30 seconds
East, 178.41 feet to land now or formerly of Dickerson;
RUNNING THENCE along said last mentioned land, South 31 degrees 22 minutes 20 seconds
West, 215.87 feet; to a point;
RUNNING THENCE North 51 degrees 23 minutes 00 seconds West, 173.40 feet to lands now
or formerly of Nosk;
RUNNING THENCE along land now or formerly ofNosk, North 29 degrees 57 minutes 20
seconds East, 110.77 feet to the intersection of the southerly side of Ed's Road and the easterly
side of Colonial Road;
THENCE along the easterly side of Colonial road, North 28 degrees 41 minutes 30 seconds East,
75.0 feet to the point or place of BEGINNING.
