BEGINNING at a point on the corner formed by the intersection of the northerly line of New Suffolk

RUNNING THENCE along the easterly line of Bay Road, North 13 degrees 01 minutes 40 seconds
East, a distance of 150.0 feet to land now or formerly of Giordano;
