The contractor shall obtain and pay for all permits as required for the construction and shall obtain a Certificate of Occupancy prior to final payment. 2. These specifications are general (for all houses). As such occasional conflicts with the drawings should be anticipated. 3. All work shall be in conformance with these plans and specifications, the applicable local & State construction and health regulations, and shall be performed in accordance with the best acceptable standards for the trades involved. 4. Adjustments to these standards to adapt to local standards should be anticipated. II. EXCAVATION 1. Clearing of Trees to be minimum necessary for construction. 2. Topsoil in cleared area to be removed and stored for reuse. 3. No wall footing is to rest on fill, but must be carried to undisturbed ground. 4. Fill areas under slab to be solidly compacted and tamped. 5. Slabs to rest on 6" min. of clean sand or gravel. 6. Final grade must slope away from the house. A positive drainage swale is required in the rear on a lot that slopes up from the street. III. CONCRETE 1. All concrete to be 2000 lb. - 28 day test. 2. Footing pour must be continuous and poured stiffly. 3. Should a break in pouring be required in the foundation walls it shall not be horizontal, nor vertical, but on a diagonal and it shail be roughed up prior to the next pour. 4. All slabs to have 6" x 6" - #10 x # 10 wire mesh throughout and house slab to rest on 4 mil. vapor barrier. 5. Haunch footings to be poured integrally with the slab and the rein- forcing mesh carried through. 6. Slabs to be steel trowelled smooth. IV. TERMITE PROTECTION 1, Where required utilize either: a) A continuous 16 or. copper foundation shield. b) Pressure treated or creosoted bottom sills. c) Soil poisoning with approved chemicals prior to Al during backfill. - 1 - V. CHnam 1. Masonry: The chimney shall be built of a hard-burned common brick (unless otherwise shown) and laid in cement mortar with �" joints, surrounding terra cotta flues of sizes shown. 2. Pre-fabricated: The chimney shall be, all-fuel, rated and approved for 1" clearance to wood frame. It shall be installed according to manufacturers instructions and shall be capped with a self flashing prefabricated metal housing above the roof or a wood surround as per plans. VI. FIREPLACE 1. All construction lumber to be Hem-Fir 1-1/2" dry, 75-25 (75% cons- truction grade and 25% standard grade. Utility lumber may be ut- ilized for blocking, catting,and sills, and plates only. 2. A double sill is to be utilized on all exterior walls with the slabs being poured to the top of the bottom plate. The bottom plate is to be either wolmanized or field creosoted. 3. Wall sheathing to be min.3/8" DFPA 24-0. 4. Roof sheathing to be min. ]/Z' DFPA 24-0 exterior glue, supported on all edges. 5. Subflooring to be 5/8" DFPA 32-16, nailed with screw-type nails. 6. Underlayment under tile area over wood to be �" underlayment grade plywood, nailed with screw type nails 16" o.c. minimum. 7. All girders or posts to be free of large knots or checks or other visual imperfections. S. All deformed, twisted, or otherwise defective studs or ceiling beams to be removed or doubled prior to interior finishing. 9. Double all studs on openings over 5 ft., triple studs over 9 ft. open ings. 10. Double all joists under all partitions parallel to them and for headers and trimmers. 11. Headers not marked on plans to be (2) 2" x 6". VI11. FASCIA, TRIM, EXTERIOR SIDING 1. All exterior trim, posts, fascia, etc. as per plans to be rough sawn cedar, stain grade or smooth sanded pine, paint grade. 2. All soffits to be 3/8" Rough-Sawn Luan (phillipine mahogany) plywood, stain grade,or 318" Ext. A-C smooth Fir plywood, paint grade. 3. Exterior siding to be as noted on plans: a) 5/8" Rough-sawn Luan Texture 1-11, reverse board and batten with grooves 12" o.c. 2 b) 5/8" Smooth Fir texture 1-11, grooves 4" o.c. c) lj" - 3/4" Handsplit cedar shingles d) V! straight cedar "barn" shakes e) 4" brick or stone veneer f) 12" x 36" asbestos shingles g) Horizontal "Masonite" or equal hardboard lap siding, pre-primed for painting. All siding to be installed with hot-dipped galvanized nails over 151b. asphalt-saturated felt. Nailing on texture 1-11 to be at grooves only. IX. ROOFING 1. Roofing to be 235 Lb. self-sealing asphalt shingles, in an earth- tone selected by owner. 2. Underlay to be 15 lb, asphalt saturated felt, except 2 layers on slopes under 3 in 12. X. INSULATION 1. Insulation in floor over basement to be 3-1/2" fiberglass batts 2. Wall insulation to be 3-1/T' (full thick) fiberglass batts. 3. Ceiling(roof) insulation to be 6"baits. Use W batts in colder areas. 4. One layer of I" Rigid Styrofoam to be cemented to inside foundation walls prior to backfill in slab on grade living areas. XI. WINDOWS 1. All windows to be wood double hung, wood casement, Aluminum single- hung or aluminum sliding as indicated on plans. All windows, ex- cept garage to have 5/8 insulated glass and include removable screens for all operable sash. Exterior trim to be preprimed and painted. Interior trim to be stained and varnished. Windows to be set square and plumb, racking of large frames to be prevented. 2. Fixed transom lites where provided to be 5/8" insulating glass set in custom rabbetted pine frames. XII DOORS 1. Sliding glass doors to be aluminum framed, anodized, and enamelled bronze or white color with 5/8" insulating safety tempered glass, Arcadia, Crossly, Miller or equal. 2. Front door to be 1 3/4" solid core Pine door or another of equal cost chosen by owner. Stained inside and outside. Alt Foam-core steel door. 3. Interior swing doors to flush luan, stain grade. 4. Bi-fold doors to be flush luan, stain grade. 5. Rear doors to be solid core flush luan or panelled and glazed pine as per plans. 6. Inside door to garage and doors to heater room to be self-closing and metal clad on garage (or heater room side). 7. Garage door to be flush 4 or 5 panel covered with texture I-II to match the texture I-II on the house or a stock design overhead garage door. 8. All exterior doors to be keyed alike. - 3 - XIII. CONCRETE .BLOCK FOUNDATION 1. Hollow concrete block foundation walls may be substituted for pour- ed concrete as follows: Slab-crawl s pace - 8" block walls on 16" x 8" footing. Basement - 10" block walls on 20" x 10" footing. Brick veneer - 12" block walls on 24"- x 12" footing. 2. Top couse to be solid block. 3. Reinforcing rods and footing dowels are to be provided if called for by local code and/or soil conditions. 4. Provide }" anchor bolts, 18" long 8' - 0" o.c, maximum. XIV. DAMPROOFING, WATER PROOFING, FLASHING 1. Foundation walls of basements to receive 1 coat of trowelled on asp- halt where no subsurface water problems exist. 2. Where moderate water pressure may be encountered, foundation walls of basements are to receive 1 coat of trowelled asphalt, 1 roll of 15 lb asphalt-saturated felt with a minimum lap of 12 inches and a final coat of trowelled asphalt. 3. Where severe water pressure may be encountered foundation walls of basements are to be waterproofed as in (2) plus a footing drain sys- tem is to be installed consisting of open joint "Orangeburg" or equal pipe pitched to positive outfall system such as a stream or drywell. Backfill against walls to be clean sand or gravel. 4. Install a 4 mil polyethylene vapor barrier under all living area slabs,and basement slabs.where required. 5. Metal flashing shall be 26 ga aluminum (or 16oz copper). and shall be installed at all door sills, where porch slabs abut wood framing, roof valleys, chimney step and counter flashing S chimney crickets. 6. All openings are to be flashed with either metal or a fabric flash- ing such as "nervastral". 7. A copper coated fabric flashing may be substituted at door sills and porch floors. Xv. DRYWALL 1. All house walls and ceilings to be covered with 1/2" gypsum board. all joints to be taped and speckled. Nail holes and joints to re- ceive three coats of spackle and sanded smooth in preparation for paint. Adequate drying must occur between coats. 2. All outside corners to receive metal corner beads. 3. Edges of boards to be placed adjacent to ridge girders to receive metal "J" or "L" moulding. 4. Drywall in heater room and garage to be 1/2" type "X"or as per code. 5. Drywall under tile in shower and tub to be waterproof grade. 6. Joints in drywall are to be avoided over window and door edges. Joints to occur at middle of openings. - 4 - XVI. INTERIOR TRIM 1. Window casing, door casing and baseboard to be I" x 3" Clear Pine clam shell or colonial per owners choice. Window and door casings to be stained and varnished, base to be painted. 2. Closets to be trimmed with a continuous 1" x 2" cleat & one 12" wide shelf, max span between braces to be 3feet, and a chrome closet pole in plastic sockets unless otherwise indicated on plana. Linen closets to receive 5 full depth shelves. XVII. STAIRS 1. See plans for tread run & width & riser height. 2. Basement stairs shall have Rine treads & risers with a minimum of 1 1/8" nosing. Two 2" x 10' stringers shall be minimum. 3. Main stairs shall have oak treads & risers with a minimum of 1 1/8 nosing. Two 2" x 12" stringers shall be minimum. 4. Open stairs (no risers) shall have 2" x 10" treads routed and wedged into (2) 3" x 12" stringers (minimum). Stringers are not to be cut. 5. Railings to be wrought iron or wood per owners selection. XVIII. PLUMBING 1. All underground waste lines shall be cast iron. Wastes above ground may be cast iron, copper or approved plastic DWV. Sizes to be as shown on plans. 2. All water lines shall be copper. Water service shall be ley", bran- ches 5/8" min. 3. There shall be shut-offs provided for each bathroom and the kitchen and each sink and water closet. All exposed piping in bathrooms to be chrome plated. 4. Fixtures shall be American Standard or equal. Water closets to be 2 piece, model no. 2122.059; bathtub to be cast iron model no. 2187- 409; basins to be enameled steel model no. 3003.211. Fittings shall be brass. Fixture colors and fittings to be chosen by owner. Fixtures to be carefully unrated and protected during construction. 5. Kitchen sink shall be Elkay Stainless Steel model no. or American Standard enameled steel model No. 6. Shower base shall be terrazzo. 7. Domestic hot water to be provided from an fired 80 gal. storage tank. 8. Materials and methods shall be in accordance with local codes. 9. A water test shall be completed prior to installing drywall. XIX. HEATING 1. Heating shall be (oil, gas, electric) fired (forced warm air, asseeboard hot water, baseboard resistance system with adequate heat supply to each room to provide (70%F) inside when outside is XF (local design temperature). System shall be in zones. arm air systems to include adequately sized return�to minimize noise and must be sized to accept air-con- ditioning air handling requirements. A power humidifier is to be installed on the warm air return. - 5 - 2. Installation to be in accordance with local codes, National Board of Fire Underwriters, and manufacturers instructions. XX. ELECTRICAL 1. Provide 200 amp, main panel with circuit-breakers, silent mercury switches and outlets and light fixtures as per plans. 2. Provide front and service door chimes with transformer. 3. Provide wiring for dishwasher and other electric appliances as determined by owner. 4. Fixtures shall be selected by owner. 5. All wiring to be in accordance with the National Board of Fire- Underwriters and a certificate of inspection of the local agency shall be issued prior to final payment. 6. No aluminum wiring is to be used. XXI. CABINETS 1. An allowance of $ shall be provided for kitchen cabinets, counter tops, van t ea, bar cabinets , and medicine cabinets of owners chosing. XXII. HARDWARE 1. An allowance of $150 shall be provided for doorknobs, and miscell- aneous hardware of owners choosing. XXIII. CERAMIC TILE 1. Floors of baths shall have non-slip mosaic tile set in mastic and a 6" high tile base. 2. Walls of tub and shower shall have glazed tile extending to the ceiling. 3. An allowance of $2.00 sq. ft. for material only shall be provided for tile of owners choosing. XXIV. FLOORING 1. Oak Floors: Where indicated oak floors are to be # 1 or better, 2k x 25132", blind nailed and rough and finish sanded. Finish shall be 2 coats shellac and 1 coat wax or 2 coats stain and 1 coat wax or polyurethane. Flooring to be laid over building paper. 2. Vinyl or vinyl asbestos: Where indicated vinyl floors shall be chosen by the owner. An allowance of $2.00(sq. ft. shall be provided for material only. 3. Where carpet is installed directly over subflooring, subflooring is to be nailed 6" o.c. at each foist with screw-type nails. Carpet to be adequately stretched and attached to "reckless" strips at per- imeter. Pad to be non-deteriorating sponge rubber or similar. XXV. PAINTING AND DECORATING 1. All exterior texture 1-II wood shingles, roughsawn fascia 6 soffits girders and trim to be stained two coats with a heavy bodied penetrat- ing Cabots (or equal) stain. Texture I-I1 to be sprayed. 2. All exterior smooth siding, fascia, soffits 6 trim to be painted with two coats exterior acrylic house paint. Dutch Boy or equal. - 6 - 3. Exterior wood window frames and trim to receive two coats of ex- terior semi-gloss. 4. Interior girders, window frames, doors, and door and window casings to r.eceiva two coats of stain and one coat of semi-gloss varnish. 5. All other interior trim to be painted with 2 coats of sami-gloss enamel paint over an enamel primer. 6. Interior ceilings (except kitchen and baths) to be painted with heavily sanded white ceiling paint or sprayed acoustical fibers. 7. Interior walls to be painted two coats in colors of owners choosing. 8. Wallpapering should be done over primed walls only and should be delayed for several months after title. XXVI. WALKS, DRIVEWAYS, and LANDSCAPING 1. Walks and patios indicated on plans shall be 4" concrete float finish with control joints 6 ft. o.c. max. : reinforced w�th mesh. 2. Driveway shall be 2" gravel base with either a penetrating oil topping with gravel chip finish or a 2" asphalt finish. Culverts under driveway to meet all local requirements regarding material and flow design. 3. Topsoil removed during construction to be spread on disturbed areas around house 6 shall be fine graded by machine, hand raked of rocks and debris, and seeded with annual rye grass. 4.
