The following explanation is divided into two categories: 1) floodplain management, and 2) flood insurance. FLOODPLAIN MANAGEMENT CRITERIA (A. and V zones) o Pre-FI.RMStnrctures I. Improvements to Pre-FIRM Structures that Constitute a Substantial Improvemerst Existing structures that are substantially improved are subject to the same requirements as would apply to new construction. If a structure built before the first Flood Insurance Rate Map (FIRM) or December 31, 1974 (whichever is later) is substantially improved, whether due to rehabilitation or repair of damages caused by any event, the entire structure would need to be elevated to the Base Flood Elevation(BFE) in effect at the time of the-improvement, - — In the case of additions, Os , new rooms, new wings or extensions)with no work to the ofsgianl structure except connection and access, only the improvement and not the unaltered part of the building would need to be elevated to the current BFE. Real Estate Taxes for 1999 are $1,499. Paid. Joseph W. & Patricia Dews - 2 GENERAL DESCRIPTION SAID residence is a one story frame house, approximately 520 square feet and approximately 35 years old. The house consists of living room, galley kitchen, two bedrooms and one bath with shower stall. There is a deck that is off the front entrance and wraps around the west side of the house. The walls consist of sheet rock (bedrooms and bath) and knotty pine paneling in the living room area. The floors are hardwood (living room), Linoleum (bedrooms) and quarry tile (kitchen and bath). The interior of the house is in good condition. THERE is an approximate six foot cement block cellar under the house. Heat is supplied by an oil hot water boiler with base board radiators. Water is supplied by a well and holding tank with two water filters. Hot water is supplied by a 52 gallon electric hot water heater. Electricity is 100 circuit breaker panel box. The plumbing and heating systems seem to be in good condition. THE exterior of the house is asbestos shingle with an asphalt roof. Both roof and siding are in fair condition. THE house is in a very desirable Long Island Sound front community with a distant water view. IN my opinion a fair market value of the house, not including the land, would be $100,000 as of December 7, 1999. IN placing a fair market value on this house, consideration was given to all the above stated facts and observations.
