SPECIFICATIONS DIVISION 1: GENERAL REQUIREMENTS (SPECIAL CONDITIONS) 1. Work involved in this contract is to be located at the Leverich Residence, 1225 West Lane, Southold, N.Y. 2. The Owners referred to in these specifications are Peter and Diane Leverich. 3. Contractor(s) shall furnish and install all material and equipment shown, listed, or described on the drawings or in these specifications, subject to qualifications, conditions, or exceptions as noted. Contractor shall furnish all labor, scaffolding, and tools necessary to complete the work. 4. Before ordering material or commencing work which is dependent for proper size and installation upon coordination with building or site conditions, contractor shall verify all dimensions by taking measurements at building site, and shall be responsible for their correctness. Any discrepancies between drawings and/or specifications and existing conditions shall be referred to the Architect for adjustment before any work affected thereby is begun. 5. Contractor shall take precautions necessary to protect adjoining properties from debris and excessive drainage and shall assume full responsibility for damages resulting from negligence in these items. No trespassing will be allowed on adjoining properties. 6. Contractor shall comply with ordinances and regulations of all Federal, State, and Local authorities having jurisdiction regarding construction. 7. Contractor shall be responsible for safe demolition and removal of all resulting debris to an appropriate location off site. 8. Contractor shall be responsible for providing and maintaining the following temporary provisions: A: Temporary water supply, including lines, valves, hose, and similar equipment for construction purposes. b: Temporary light and power, including wiring, lamps, and connections as required for the completion of the work. c: Temporary heat, as needed during cold and wet weather for the purpose of protecting and drying construction and materials. 10. All subcontractors shall be approved by the Owner prior to start of work. 11. The contractor shall, at all rimes, provide protection against weather, rain, wind, storms, frost, or heat, so as to maintain all work, materials, apparatus, and fixtures free from injury or damage. At the end of the day's work, all new work likely to be damaged shall be covered. If low temperatures make it impossible to continue work, the contractor shall cease work and shall so notify the Owner. Any work damaged by failure to provide protection as required herein shall be removed and replaced with new work at the contractor's expense. 12. Drawings are not to be scaled. 13. Contractors shall do all patching required due to removal of existing work and/or the installation of new work. 14. All new work shall match and meet flush to existing work as closely as possible unless otherwise noted. DIVISION 2: SITEWORK GENERAL: Provide all labor, materials, transportation, equipment and services necessary to complete all sitework required by the drawings as specified herein, or reasonable implied as necessary to complete the work. DEMOLITION 1. Interior areas exposed to the outside during demolition and construction to be protected from the weather at all times. 2. Contractor shall protect existing services to remain and shall notify all utilities and telephone services and make arrangements for hook-up, removal, or capping of equipment as necessary. Remove roof structure and upper walls as indicated on plans from existing house and remove all original windows and siding. 4. Existing areas, as indicated on plans,to be demolished and debris removed from site. DIVISION 3: CONCRETE GENERAL: Provide all labor, materials, transportation, equipment and services necessary to complete all concrete work required by the drawings as specified herein (including new deck footings and new foundation for new fireplace and chimney), or reasonable implied as necessary to complete the work. CONCRETE Scope: This includes, but is not limited to: A. Formwork B. Accessories C. Cast-in-place-normal weight concrete D. Steel bar reinforcing E. Structural fill 1. All concrete shall be Three Thousand (3,000) p.s.i. after twenty-eight (28) days and shall conform to ASTM C94.78A "Ready-mixed Concrete". 2. Cement shall be Type 1-A conforming to ASTM C-150, with admixtures conforming to ASTM C-260 and C-226. 3. Aggregates shall conform to ASTM C-33-78 "Concrete Aggregates". 4. Concrete proportioning shall be such that the quality and consistency shall be suitable for proper placing and required finishes. Slumps shall be as follows: 3" to 6" 5. Reinforcing bars shall conform to ASTM A615. 6. Where spliced, reinforcing bars shall overlap minimum 6" and be securely wired together. 7. Wire mesh shall conform to ASTM A82 and ASTM A185. Page - 3 LEVERICII RESIDENCE SPECIFICATIONS Fairweather-Brown Design Associates, Inc. 8. Forms shall conform to the lines, dimensions, and shapes of concrete indicated on the drawings. They shall be right to prevent leakage of concrete. They shall be securely braced and maintained in position to prevent any possibility of movement after the concrete is placed and shall insure safety to the workmen and the public. 9. All forms shall be carefully checked for alignment and plumb before concrete is placed. Contractor shall notify the Architect when formwork is in place and ready, and shall allow the Architect three(3) days to inspect and approve the accuracy of the form placement before pouring concrete. 10. Concrete must be smooth and monolithic and must be free of voids, spalled areas, loose aggregate, and sharp protrusions, with no coarse aggregate visible. 11. Concrete may be placed with the temperature below forty (40) degrees F. by heating the materials and protecting the fresh concrete from the cold weather as specifically directed by the Architect. DIVISION 4: MASONRY GENERAL: Provide all labor, materials, transportation, equipment and services necessary to complete all masonry work required by the drawings as specified herein, or reasonable implied as necessary to complete the work. MORTAR Scope: Mortar for all unit masonry. 1. Mortar shall not be mixed when atmospheric temperature is below forty (40) degrees F., unless special precautions approved by the Architect are taken. 2. Mortar not placed within two (2)hours of mixing shall be discarded. 3. Mixing shall be by machine only. Changing source or brands of materials during course work is prohibited unless approved by the Architect. 4. Portland cement shall conform to ASTM C150, Type I. 5. Non-staining Cement shall be used in contact with cut stone and within twelve (12) inches of same. Non-staining Cement shall be not more than .03% soluble alkali as per Federal spec. SS-C-18le. Use white sand for non-staining mortar. 6. Hydrated lime shall conform to ASTM C207 Type S. 7. Quicklime shall conform to ASTM C5. 8. Sand shall be natural, clean, washed, hard particles of mineral origin containing less than .06%chlorides, otherwise conforming to ASTM C144. Mortar type M(ASTM C270)for masonry in contact with earth and below grade shall be composed of one(1) part Portland cement, 1/4 part lime,three (3)parts sand. 11. Mortar Type S (ASTM C270) for exterior masonry shall be composed of one (1) part Portland cement, 1/4 part lime, four(4)parts sand. 12. Pointing mortar (exterior masonry) shall be one (1) part Portland cement, 1/10 part lime, two (2) parts sand. Pointing mortar shall conform in color and component material to setting mortar. 13. Grout shall be one (1) part Portland cement, one (1) part aggregate. For thicknesses under one (1) inch use size No.I aggregate; over one (1) inch use size No. 8 aggregate as per ASTM C404. UNIT MASONRY Scope: This includes but is not limited to: A. Brickwork 1. New exposed brick on chimney and hearth shall be Danish Blend 1776 or approved equal. Mason shall provide samples prior to installation, for Architects approval. 2. Brick pavers for hearths shall be set in 2"mortar. 3. Each brick shall be shoved into place, with beds full, solid, and uniform. Fill head joints completely with mortar. During hot, dry weather, dampen brick to reduce absorbency; in cold wet weather, lay brick dry. Pattern and position brick as described in drawings. 5. The Contractor shall verify all measurements and dimensions at the job site and shall cooperate in the coordination and scheduling of the work of this section with the work of related trades, so as not to delay job progress. DIVISION 5: METALS GENERAL: Provide all labor, materials, transportation, equipment and services necessary to complete all metal work required by the drawings as specified herein, or reasonable implied as necessary to complete the work. STRUCTURAL STEEL Scope: Steel bar reinforcing Page - 5 LEVERICH RESIDENCE SPECIFICATIONS Fairweather-Brown Design Associates, Inc. 1. Reinforcing bars shall conform to ASTM A615. 2. Where spliced, reinforcing bars shall overlap minimum 6" and be securely wired together. 3. Wire mesh shall conform to ASTM A82 and ASTM A185. DIVISION 6: WOOD AND PLASTIC GENERAL: Provide all labor, materials, transportation, equipment and services necessary to complete all wood and plastic work required by the drawings as specified herein, or reasonable implied as necessary to complete the work. ROUGH CARPENTRY Scope: This includes,but is not limited to: A. Framing B. Blocking, furring and grounds 1. All wood frame construction shall conform with American Institute of Timber Construction's "Timber Construction Manual". 2. Lumber shall be solid stock, mill sawn, No. 2 or better grade Douglas Fir with minimum E= 1,700,000 and minimum Fb= 1250 p.s.i. with 19%M.C. 3. Wall sheathing shall be 7/16" thick 24/16, Exterior grade SBA rated Oriented Strand Board. OSB to be fastened with 6d galvanized common nails at 6" o.c. along edges, at 12" o.c. along intermediate supports, and 3/8" minimum from panel edge. Block all horizontal joints. 4. Roof sheathing shall be 1/2" thick 24/16, Exterior grade SBA rated, T & G edged Oriented Strand Board. OSB to be fastened with 8d galvanized common nails at 6" o.c. along edges, at 12" o.c. along intermediate supports, and 3/8" minimum from panel edge. Block all horizontal joints. 5. Subflooring shall be 3/4" thick 48/24, Exterior grade SBA rated, T & G edged Oriented Strand Board. OSB to be fastened with 8d galvanized common nails at 6" o.c. along edges, at 12" o.c. along intermediate supports, and 3/8" minimum from panel edge. 6. Deliver lumber and carpentry materials in a dry condition and store lumber to insure proper ventilation and drainage. Protect lumber from elements with tarpaulin. Lumber must be sound, thoroughly seasoned, well manufactured, and free from warp, which cannot be corrected by bridging or nailing. Woodwork exposed to view shall be dressed. 8. Carefully lay out, cut, fit, and erect all framing, sheathing, bridging, blocking, and other items of carpentry in such a manner as to minimize shrinkage and insure stability. WOOD FLOORING Scope. New and existing wood floors as indicated on finish schedule. 1. New wood flooring shall be'/4" x 2-1/2"wide, t-in-g No. 2 red oak strip floor finished with 3 coats of oil based Benjamin Moore Satin polyurethane. Flooring to be laid over rosin paper. LINOLEUM FLOORING Scope: New Bathroom. 1. Linoleum flooring shall be provided in the new bathroom, by the contractor. Owner shall select color and pattern. PAINTING Scope: Painting or staining of all surfaces, including but not limited to: A. Exterior Siding and Trim to be stained B. Gypsum Wallboard(both new and existing)to be painted C. Interior Woodwork(both new and existing)to be painted 1. Painting contractor shall not apply any paint or finish to surfaces not in proper condition for finishing. The Contractor shall notify the Architect of any surface which is not in satisfactory condition. Paints, Stains, sealers, fillers, linseed oil, and other painting materials shall be of the highest quality, as manufactured by Benjamin-Moore, Sherwin Williams, Cabots or other as approved by the Architect. All material shall be delivered to the job in manufacturer's labeled containers. 3. Colors to be as selected by the Architect and Owner. If color mixing is required, contractor shall provide samples at job to indicate intended mixture. 4. Painting contractor shall furnish dropcloths and lay cloths in areas where painting is being done to protect floors and adjoining work. Paint droppings shall be removed, and any damaged surfaces shall be restored to a condition satisfactory to the Architect. 5. Contractor shall properly prepare all surfaces before painting or staining by cleaning, filling, removing rust, sealing knots, etc., to ensure smooth and uniform surfaces without blemishes, dirt and mildew to insure maximum durability of the finish. All surfaces must be well cured, clean and dry; all nail holes to be countersunk, spot primed and putty flush to surface prior to finishing. 6. Flow the finishes on smoothly, with the proper thickness, without runs, skips, sags, or defects. Paint neatly around glass and other terminating edges. 7. If stains, discolors, or undercoats show through final coat, work shall be covered by additional coats until finish is of uniform color satisfactory to the Architect. 8. All exterior paints and stains to have mildew retardant added in accordance with manufacturer's specifications. 9. Back prime any exterior trim, not already factory primed, prior to installation. 10. CONTROL WIRING shall be existing to remain. 11. Piping shall be installed without sags, humps, or air pockets. Hangers and supports shall be designed to support the weight of the pipe, the fluid therein, the insulation and covering thereon, and shall allow for thermal movement. At the completion of the work all equipment complete with their fittings shall be properly cleaned and left in first class working condition. Offsets in vent systems shall use 45-degree fittings. d. ABOVE GROUND DRAINAGE PIPING, with the exception of finished connections at fixtures shall be of the following materials: C. Polyvinyl Chloride Pipe (PVC) (ASTM D1784) with corresponding fittings and joint cement (ASTM D 2564). Dimensions shall comply with ASTM D2665. f ABS Schedule 40 plastic piping (ASTM D1788) with corresponding fittings (ASTM D2661) and joint cement (ASTM D2235). Dimensions shall comply with ASTM D2661. g. Cast Iron Drainage Piping (ANSI A40.5) where required by code shall consist of extra-heavy, uncoated cast iron soil pipe and fittings. h. FLASHING MATERIAL shall be sheet lead, weighing not less than 4 pounds per square foot. All lead shall be 99.5%pure. i. FITTING MATERIALS shall conform to the type of piping material used. j. UNIONS shall have metal ground joint seats. In copper piping or copper tubing 2" or smaller, unions shall be cast bronze 150 lb. class with bronze to bronze seats and with screw ends, brazing ends, solder ends, or with adapters, as required.
