If these General Requirements conflict with other requirements of the Contract Documents, the conditions imposing the most stringent requirements shall control. 1. SUMMARY OF WORK A. The work of all divisions, sections and trades is subject to the requirements of the Contract Documents and this Division. B. Scope: The work as required by Contract Documents shall include furnishing all labor, materials, appurtenances, equipment and services necessary to complete all work shown or reasonably inferred on the Drawings and/or specified herein: Base Bid: 1. Restoration and renovation of the Barn 2. Restoration and renovation of the Shed 3. All related mechanical and electrical work C. "Provide" means furnish and install. All work indicated on Drawings as "N.I.C." or "Owner supplied" will be furnished by others and installed this Contract. D. The Owner reserves the right to perform construction or operations related to the Project with the Owner's own forces. The Contractor shall participate with other separate contractors and the Owner in reviewing their construction schedules. H. GENERAL REQUIREMENTS A. All work shall conform to the latest edition and addenda of the New York State Building Code, State Energy Code, requirements of State Health Department, the Southold Town Zoning Code, and other applicable codes and laws, rules, regulations, and requirements of governmental Authorities and insurance companies having jurisdiction or coverage of the locus or Owner. B. Work shall be executed by licensed practitioners and personnel skilled in the trades. C. Guarantee: General Contractor shall guarantee all Work and Materials for a period of one (1) year from the date of final Certificate. Neither the final Certificate Payment, nor termination of the guarantee period, shall relieve the Contractor of the responsibility for negligence or faulty materials or workmanship within the extent and period provided for by the law. More extensive warranties shall not be affected by this guarantee. D. Carry all necessary insurance to fully indemnify Owner and Owner's representatives harmless against all losses, expenses and claims for death, personal injury, and property damage arising out of Work done by Contractor or subcontractors. E. The Contractor shall arrange and comply with all inspections required by local codes. F. Special Conditions: 1. During the construction, the Contractor to maintain Owner's accessibility to all the property except this renovation part, ready-to-use condition for all the existing equipment and systems for the Owner's use. 2. When the construction requires temporary cut of electricity, gas, water, waste, telephone and/or like, or when any other part of the property need to be worked related to this construction, the Contractor shall previously notice to the Owner with the schedule of the work. 6 DIVISION 1: GENERAL REQUIREMENTS (continued) III. PREPARATION A. Contractor shall examine the conditions and preparations made for the performance of each section of work and notify the Architect of conditions detrimental to the proper and timely completion of this work. Do not proceed with this work until conditions are made satisfactory for the performance of such work. B. Verify all dimensions and job conditions prior to construction and report to the Architect any discrepancies or omissions which would interfere with satisfactory completion of the work prior to the start of work or construction of work in the area concerned. C. Contractor shall protect all existing fixtures, surfaces, appliances, windows etc, from damage. Contractor is responsible for damage to existing conditions. Contractor shall patch and repair all existing conditions not within the contract limit which may be disturbed by the construction. IV. INSTRUCTIONS, CHANGES, SUBSTITUTES A. Supplemental Drawings and Specifications: As finishes and details become further developed and refined by the Architect, drawings & specifications will be issued during construction. In the event that the Contractor feels these drawings affect the cost of work that has already been bid, a Change Order will be negotiated prior to the execution of the work involved. B. Verbal Instructions: it is the Contractor's responsibility to advise the Architect regarding any additional costs resulting from the Architect's verbal instructions; such advice shall occur before any additional work is executed. C. Considerations of substitutions: burden of proof of the merit of proposed substitutions upon the proposer. D. Approval by architect is required before installation. E. If substitute material, equipment, or alternative configuration is installed before it is approved by the Architect, the Contractor shall be liable for its removal and replacement at no extra cost. V. SUBMITTALS A. Copy or original installation instructions shall be provided to Owner. 7 DIVISION 1: GENERAL REQUIREMENTS (continued) VI. CONSTRUCTION SCHEDULES A. Submittal: the first schedule shall be submitted prior to the start of the Work; include commencement, order and completion dates for the various parts of the work; submit subsequent schedule changes as they arise. B. The contractor shall schedule connection to existing building and systems at a time that will be convenient for the Owner and cause minimum disruption to all parties involved. C. The Contractor shall schedule and coordinate with Utility Companies, such as Electrical, Gas, telephone, and/or cable TV companies for such Utility Companies' work in connection with this Project. VII. CONSTRUCTION ADMINISTRATION A. Job site: the Contractor shall maintain on the premises an up-to-date and complete set of drawings, specifications, supplemental details, shop drawings, specification submittal, and Architect correspondence for the duration of the project, for the sole purpose of keeping an accurate record of changes made during the construction. B. Telephone: Quick and accessible communication shall be provided in a manner acceptable to both the contractor and the architect. C. Supervision: the Contractor or Contractor's superintendent shall supervise and coordinate all the Work defined by this document and Drawings whether by his own or his Subcontractor's forces. The Contractor's superintendent shall be personally present at the site for at least a portion of each day that the work is in progress whether by his own or his subcontractor's force. D. Contractor shall resolve all problems of related work. In case of conflicts due to improper coordinating by the Contractor, the Architect's resolution will be final. No compensation will be awarded for extra work required resolving the conflicts. E. Trash removal: Contractor shall remove all trash from the site on a regular basis in accordance with all regulations. F. Material receiving, moving, storage and protection: 1. It shall be the Contractor's full responsibility to make all arrangements and pay all charges for material moving, storage, removal etc. 2. Protect all equipment, materials and installations until final acceptance of work. 3. The Contractor shall be responsible for the security of his materials and equipment and those items bought by the Owner and installed this contract. He shall not receive any additional payments for replacement of such which are lost, stolen or in any way damaged or unfit for use. Contractor shall be responsible for securing the site whenever the Work is not in progress. VIII. PROJECT CLOSE-OUT A. Substantial Completion: the Architect shall issue a Certificate of Substantial Completion after the permanent utilities are in operation and the Work has progressed to the point that the Owner could occupy the project for its intended use with full access and all occupancy permits and approvals by governing authorities and franchised services are complete; the Certificate shall establish responsibilities of the Owner and Contractor for security, maintenance, utilities, damage to the work, and insurance, and shall fix a deadline, negotiated between the Contractor and the Owner, for the completion of all Punch List items; all warranties required by the Contract Documents shall commence on the date of the Certificate of Substantial Completion. 8 DIVISION 1: GENERAL REQUIREMENTS (continued) B. Punch List: the Architect shall attach to the Certificate of Substantial Completion a Punch List setting forth the remaining work required to closeout the Contract; the Punch List and deadline may be amended repeatedly as further deficiencies in the Work arise; if the Punch List work is not completed by the deadline, the Owner may carry out the Work. C. Cleaning: the property shall be left spotlessly clean and in first class condition and repair. The entire interior of the property shall be vacuumed dust free including all cabinet interiors, window sills, etc.; all floors shall be thoroughly cleaned and dust-mopped, damp-mopped, or vacuumed as appropriate to the finish; glass, light fixtures, plumbing fixtures, and hardware shall be spotless; the entire exterior of the project and site shall be cleaned with the ways appropriate to the finishes and configurations; replace HVAC and water filters if units were operated during construction; cleaning operations shall be completed just prior to Owner occupancy; Comply with manufacturer's instructions; Remove labels that are not permanent; replace damaged materials; clean the landscape development of litter; repaint any mailed or stained surfaces; each Punch list item performed after Owner occupancy shall be subject to the above cleaning requirements the Owner may carry out the Work. D. Owner's Manual: Provide Owner with all Owner's Manual and product service warranties for HVAC equipment, all appliances, etc.; also include a typewritten list of all subcontractors and their phone numbers and addresses; submit to Architect. E. Final Payment: after the Contractor has completed the Punch List, submitted the Owner's Manual, and submitted a complete release of liens to the Architect from every entity, including Contractor, who could lawfully and possibly file a lien arising out of the contract and related Work covered by the payment, the Architect shall issue the final Certificate for Payment. The final payment to the Contractor shall be made no later than 30 days after the date of issue and 7 days after the expiration of the final date for filing labor and material liens. F. Upon completion and final acceptance of the work, provide one complete check and adjustment, including any refitting that may be required of all operating doors. This work is to be performed at a time acceptable to the Owner between six and twelve months after Substantial Completion. 9 DIVISION 2 - SITE WORK 02200 EARTHWORK PART I: GENERAL 1.01 Scope of Work: labor and materials required to finish and to install site preparation, all excavation and filling works for the Project, includes: 1. Excavation and filling for the new foundations, wiring and piping 2. Re-grading and planting of grass seeds PART 3: EXECUTION 3.01 Site cleaning: A. Clean and remove foliage/grass as designated by filling, cutting, and hauling from site (or incorporate elsewhere on site according to architect's directions). B. Strip to remove topsoil and organic material. C. Leave site level with natural existing grades and elevations after removal of topsoil and organic materials. D. Leave site hand raked and free of stones, sticks, trash, and other debris. E. Store excavated and separated topsoil and earth on the site. Protect from erosion. Reuse for final grading plan. 3.02 Excavation: A. General: excavate to lines and elevations as required; make excavations sufficiently large to permit placing and removal of forms, installation of waterproofing, dampproofing, and utilities; and to allow inspection. B. Excavation for Footings: Found bottoms of footings on rock or firm undisturbed understructure at elevations indicated or as shown; subgrade of footings shall be level and free of loose rock, dirt, debris, and standing water before acceptance for placing concrete. C. Trim excavation bottoms so under-slab fills bear on undisturbed soil. Delay trimming non- cohesive soils until new construction is ready to be placed. 3.03 Excavation Protection and Erosion Control: A. Keep excavations free from ground and surface water. Maintain ground water in bearing strata at safe levels by methods that preserve undisturbed state of bearing soils and prevent loss of fines. Dispose of collected water without causing silting drainage systems or erosion of site or adjoining property. 3.04 Fill and backfill: A. Before backfrlling, remove trash and debris from excavations. B. Install material in separately-compacted 6" (max.) loose lifts. If clayey material is wet, install it with alternate lifts of dry material; compact only dry lifts. C. Do not fill materials on areas where free-standing water is standing or on surfaces which have not been approved. D. Excess Material: Stockpile excess material on site, where directed by the Architect. Contractor agrees to remove any excess earth at Owner's direction and discretion. E. Maintain finished grade sloping away from the building. 3.05 Regrading: A. Re-grade around the buildings and compacted as per Drawings. Plant ground cover grass seeds. 10 D"ION 3 - CONCRETE 03330 CAST-IN-PLACE CONCRETE PART L• GENERAL 1.01 Scope of Work: Work of this section includes all labor, materials, equipment and services necessary to complete the cast-in-place concrete work, reinforcing, inserts, anchoring, bearing plates, grouting, equipment pads, vapor barrier and waterproofing system, and the like required for: A. Mat foundation, as shown on the Drawings and specified herein. 1.02 All work shall conform to the requirements of New York State Building Code and: Specification for Reinforced Concrete, ACI 301-84 1.03 Verify all existing conditions, dimensions, etc. before beginning any demolition, fabrication of materials or construction at jobsite and report any discrepancies to the Architect and the Structural Engineer. The existing location of the Barn is critically close to the north boundary. No part of the wall should be beyond the boundary. PART 2: PRODUCTS 2.01 Cast-in-place concrete shall be normal weight with a minimum compressive strength of 3,000 psi at 28 days, except as indicated otherwise on the Drawings. 2.02 Concrete slump shall be 4" + or - 1". 2.03 Reinforced concrete shall conform to 1989 ACI building code unless otherwise noted. Reinforcing steel shall be detailed, fabricated and placed in accordance with ACI Detailing Manual. 2.04 Reinforcing bars shall conform to ASTM A615 - Grade 60. 2.05 Clear distance from outside face of concrete to reinforcing (cover) shall be as follows (except as noted otherwise): Concrete permanently exposed to weather 1 1/2" Footings and concrete cast against earth 3° 2.06 All reinforcing bars called to be continuous shall have a minimum lap splice of forty (40) bar diameters unless otherwise noted. 2.07 Foundations: A. Mat foundation shall bear on undisturbed soil having 2,000 p.s.f. bearing capacity. B. Mat foundation shall bear on undisturbed insitu soils at 12" minimum below existing grade. 11 DIVISION 4 - MASONRY 04500 MASONRY PART L• GENERAL 1.01 Scope of Work: Including any masonry work as required for: A. Foundation for the Barn and Shed. 1.02 All work shall conform to the requirements of New York State Building Code. 1.03 Verify all existing conditions, dimensions, etc. Before beginning any demolition, fabrication of materials or construction at jobsite and report any discrepancies to the Architect. PART 2: PRODUCTS 2.01 All masonry work shall conform to the Specification for Masonry Structures ACI 530.1. 2.02 All masonry shall have a minimum compressive strength Fm= 1,500 psi as based on compressive strength of concrete and clay masonry units and type of mortar. 2.03 Concrete masonry units shall conform to ASTM C90 with a minimum net area compressive strength of 2,150 psi. 2.04 Clay masonry units shall conform to ASTM C216 with a minimum net area compressive strength of 8,000 psi. 2.05 Mortar shall conform to ASTM C270, type M or S. 2.06 Masonry grout shall conform to ASTM C476. Fine grout shall be used except as noted otherwise. 2.07 Wire ties and anchors shall conform to ASTM A82, sheet metal ties and anchors shall conform to ASTM A366. 2.08 All ties and anchors shall be hot-dip galvanized in accordance with ASTM A153 class B2. Restoration of the Barn and Shed structure by jacking-up for the new foundation installation, fixing them on the new foundations. Correct the deformations, and as required, reinforce the framing. B.
