Amanda,
Enclosed please find revised plans for the garage addition that we discussed.
The client intends to leave the upper area of the garage unfinished and used
only for storage. The stair is open to the garage area and no longer enclosed in
a separate "foyer" area. This will give them more usable space to park cars.
Thank you for your attention to this matter. Please contact me with any
questions you have.

Dear Sir/Madam:
This letter shall serve to certify that no fire separation is required between a
detached garage and unfinished storage above. As per table R302.6 "Dwelling-
Garage Siparation" from the 2020 Residential Code of New York State, 5/8"
sheet rock is only needed for habitable rooms above the garage. Since the
proposed room over the garage is to be unfinished with open framing for
storage only, 5/8 sheet rock on walls and ceiling is not needed.
Thank you for your attention to this matter. Please contact me with any
questions you have.

SCTM# 1000-76-3-12.1
Dear Helga Kessel:
The Department of Environmental Conservation (DEC) has completed a review of your
proposal to construct a 132 square foot addition to your detached garage.
Based on the information you submitted, the survey prepared by Nathan Taft Corwin III, LLS
last revised 6/10/2021, this department has determined that the project is listed in the Tidal
Wetlands Land Use Regulations (6NYCRR Part 661.5 (b) (#50)) as a use not requiring a
permit. All work is located greater than 75' from the tidal wetland boundary, and the lot
coverage is less than 20%. Therefore, no permit is required under the Tidal Wetlands Act
(Article 25) of the Environmental Conservation Law. (DEP ARNO)
Be advised, any additional work or modification to the project as described, may require DEC
authorization (e.g. changing the footprint of your home, upgrading the sanitary system, etc.).
Please contact this office if such activities are contemplated.
Please note that this letter does not relieve you of the responsibility of obtaining any necessary
permits or approvals from other agencies or local municipalities.
