Approval of a subdivision application is required prior to issuance of a construction approval; see WWM-023 & WWM-203. (2) The density calculations provided do not include the flow from Boat Storage Buildings #1 & 2. A BOR variance is required i reduced flows are requested. Covenant language TBD if necessary pending BOR Determination. (3) Submit a Water Design Report to demonstrate that the site will have adequate pressure under all anticipated flow conditions (i.e. the residence give the—40' elevation change&boat storage#2) at the furthest connection. Identify on plan the location of all water valves, thrust blocks, and hydrant & specify the diameter of the main. Submit hydrant flow data with and without fire flow as part of this report. In addition, include the number of fixture units in the report, a riser diagram, & calculations for the needed fire flow using the ISO method. (4) Eliminate water/sewer crossing from building#2 if possible. In addition, the line is identified as a force main, but no pump is shown on the plan. If there is a proposed pump, clearly show on plans & submit an Engineering Report. This report should include the performance curve of the pump, peak flow calculations, the total head loss/friction loss in force main & the flow velocity in the main. (5) Proposed sanitary system is in an area of steep slopes (-50%); Revise location, or demonstrate on plan that it can be regraded in accordance with standards (i.e. retaining walls?).6) Indicate on all building footprints whether the structures are existing/proposed, the gross floor area, & the use. In addition, specify on building footprint if dry (no water/sanitary) & show the location of water/sanitary if present. (7) Clarify if there are pump out facilities on the premises for the boats; show location of any holding tanks. (8) Provide the following revisions to the plan upon resubmission: GFI with control panel, label OWTS electric line, & show well location for adjacent lot 13.7. (9)Note that the capacity of the CEN5 FUJI system is 500 GPD; based on this, system 2 will be substandard. Revise. (10) Submit a copy o the NYSDEC approved plans from the wetland permit. (11) The variance form provided does not appear to be from the Applicant/Agent. Clarify if there has been a change in Agent/Design Professional. Revised application forms may be required. (12) Submit the following paperwork: Certificate of Occupancy (COs) for all existing buildings to remain, an updated Certificate of Authorization, a Water Availability Letter from SCWA & a SEQRA Determination from Town. (13) Submit a minimum of 4 revised plans with original PE signatures/seals. Additional revisions may be required Won further review.
