Hi all: I saw on your Planning Board agenda that a SPUD referral is pending. I have an application to the ZBA pending for
a Special Exception to use the existing Suffolk Times building for indoor simulator golf..."recreation use".
The Building Department referred the application to you as part of their SPUD referral.
I would respectfully request that you recommend that"No site plan review is required". I would be happy to review
this with the Planning Board and staff.
The existing building was fully site planned prior to construction of the Suffolk Times newspaper building,the building is
existing,the parking and drainage is fully constructed and my client is only a tenant special permit use change (interior
use only). We have no plans to perform any exterior alterations....the golf simulator rooms merely require individual
partitions for the computer/screen simulator.
My clients are three boyhood friends, 3 local men with young families and creative energy to start a small business in
Southold (the partners are in the fire department, park district, and other community volunteer organizations as well as
running their own businesses) They see this recreational use as a benefit to the community. The business hours will
generally be by appointment, after work(5:00 pm) and weekends. Working families,from 3 year old's to seniors,all
ages and physical conditions(group play or individual) can enjoy interactive recreational activities. If they can hold a
golf club they can enjoy this facility. They also intend to offer the golf simulator to the school golf teams during
inclement weather.
They are contractually obligated to start paying rent even though they can not open until the ZBA approves the Special
Exception and the building department allows them to open. Requiring site plan application, review, and approval for
an existing building (Suffolk Times Building)which has code compliant parking would be unjust and unnecessary. Site
plan review was fully performed on this building. The Suffolk Times newspaper operated at all hours as a publication
and has parking calculated on the interior square footage. Endless Golf will require partitioned rooms with limited
occupancy(individual or group play)and scheduled times. We believe that with the proper management of Endless
Golf,there will be no impact on traffic (Main Road/Rt 25)or on site parking.
I thank you for the opportunity to review this with the Board and if you have any comments which we can incorporate
into the business plan to mitigate any Planning concerns please advise. We do not want to undergo a site plan review if
we can incorporate your suggestions at this time.

The Endless Round LLC, comprised of a partnership between Bryan Zissel, Daniel Hagerman and
John Michael Peters, is providing a letter of intent to receive formal town approval to open and operate
an "indoor golf simulator"business located at 7785 Main Road in Mattituck.
The specificity of our intent are as follows:
• Enter into a lease at above location—approx. 6,000 sqft
• Work with a licensed contractor to develop the front 4,000 sqft to accommodate 4 separate golf
simulator"bays", as well as common areas serving as lobby, lounge and general congregation
• The nature of construction will be non-weight bearing
• The remaining 2,000 sqft intended construction for a later date
• Business to utilize ADA compliant bathrooms already existing in building
• Landlord to issue 25 parking spots for business use.

nature of"the bUSiness operating modcl, crowding and congregation will be at a minimum..
