WITNESSETH, that the party of the first part, in consideration of Ten and 001100--($10.00)--dollars, and
other good and valuable consideration paid by the party of the second part,does hereby grant and release
unto the party of the second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land situate, lying and being at Mattituck,Town of Southold,County
of Suffolk,State of New York, said premises being bounded and described as follows:
BEGINNING at a point on the northerly side of Middle Road(C.R.48) at the extreme southeasterly end of
an arc of a curve which connects the northerly side of Middle Road(C.R.48,a/k/a C.R.27)with the easterly
side of Shirley Road;
THENCE running northwesterly along said arc of a curve bearing to the right, having a radius of 54.93 feet,
a distance of 69.09 feet to the easterly side of Shirley Road;
THENCE along the easterly side of Shirley Road, North 34 degrees 40 minutes 00 seconds West, 106.64
feet to the corner formed by the intersecton of the easterly side of Shirley Road with the southerly side of
Horton Avenue;
THENCE along the southerly side of Horton Avenue,North 55 degrees 20 minutes 00 seconds East, 173.69
feet to land now or formerly of Christine Ann Hauptman;
THENCE South 34 degrees 40 minutes 00 seconds East, along said lands now or formerly of Christine Ann

rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the parry of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other purpose.The word"party"shall
be construed as if it read"parties'when ever the sense of this indenture so requires.
