ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying
and being in the Village and Town of Southold,County of Suffolk,State of New York„bounded and described as
follows:
BEGINNING at the northwesterly corner of said premises where the easterly side of a public highway known as
Town Harbor Lane intersects the southerly side of a private road mentioned in deed by Edward J.O'Gorman and
wife to the party of the first part dated November 4'n, 1908,which point is distant four hundred thirty(430)feet
and forty-five one-hundredths(45/100)of a foot north of the high water mark of Peconic Bay;
RUNNING THENCE in an easterly direction along the southerly side of said private road one hundred twenty-
eight(128)feet and five-tenths(5/10)of a foot;
THENCE in a southerly direction along the division line between the property of the party of the first part and
the property now of Thomas Bent in a straight line fifty(50)feet;
THENCE,in a westerly direction in a straight line and at right angles or nearly so,to said last course,one hundred
forty(I 40j feet more or less to the easterly side of said Town Harbor Lane at a point distant eighty(80)feet
southerly from the point of beginning;and
RUNNING THENCE northerly along the easterly side of said Town Harbor Lane eighty(80)feet to the point or

RUNNING THENCE in an easterly direction along the southerly side of said private road one hundred twenty-
eight(128)feet and five-tenths(5/10)of a foot;
THENCE in a southerly direction along the division line between the property of the party of the first part and
the property now of Thomas Bent in a straight line fifty(50)feet;
THENCE in a westerly direction in a straight line and at right angles or nearly so to said last course 144.23 feet
more or less to the easterly side of said Town Harbor Lane at a point distant eighty(80)feet southerly from the
point of beginning;and
RUNNING THENCE northerly along the easterly side of said Town Harbor Lane 80 feet to the point or place of
BEGINNING.
TOGETHER with all right,title and interest,if any,of the party of the first part,in and to any streets and roads abutting
the above-described premises to the center lines thereof,TOGETHER with the appurtenances and also all the estate
therein,which the party of the first part has or has power to convey or dispose of,whether individually,or by virtue
of said will or otherwise;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the distributees or successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
