being more particularly bounded and described as follows:
BEGINNING at a point on the Easterly side of a private roadway known as Majors Pond Road(Majors Pond Path)distant
470.74 feet Southerly from the corner formed by the intersection of the Easterly side of Majors Pond Road and the
Southerly side of King Street, said point also being where the division line between Lots 4 and 3 on the aforementioned
map intersects the Easterly side of Majors Pond Road;
RUNNING THENCE along said division line, South 88 degrees 21 minutes 50 seconds East, a distance of 207.96 feet to a
pipe and land now or formerly of Bosch;
THENCE along land now or formerly of Bosch and along land now or formerly of Holzapfel, South 10 degrees 18 minutes
40 seconds East, a distance of 110.88 feet;
THENCE continuing along land now or formerly of Holzapfel,the following three(3) courses and distances:
1. South 03 degrees 36 minutes 40 seconds West, a distance of 180.20 feet;
2. South 63 degrees 00 minutes 50 seconds West, a distance of 176.20 feet;

TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
