Jacobs, has inspected said b_ighways and has advised the Town Board that he determines and orders that said highways shall be laid out in the Town, now, therefore, be it RESOLVED that in accordance with Section 271 of the Highway Law of the State of New York, consent be and the same is given to the Superintendent of Highways to make an order laying out the aforesaid highways, to consist of lands described in said application as shown on certain maps attached to said application; and be it FURTHER RESOLVED that the Town Clerk be and she hereby is authorized and directed to forthwith cause the dedication, release, and deed to be recorded in the Office of the Clerk of the County of Suffolk, New York. Mr. Richter spoke with the developer's engineer two weeks ago and was told that the developer had not paid an invoice therefore the map would not be released. The developer was in our office last Friday and indicated that he, in fact paid his bill with the engineer as of last week and the map should be forthcoming. The developer has been well aware for several months now, of the need to provide one map showing all the necessary infrastructure. I have looked at the entire package with a superficial overview and have concentrated my review on the drainage plans and the verbal metes and bounds description of the roads to be dedicated (Schedule "A"). The plan submitted for review and dedication is a survey of as built read conditions. The information that has been shown on the plan is incomplete for dedication purposes. The visible portions of catch basins and manholes have been indicated but the size and direction of underground drainage pipe that connects these structures have not been included. There is also no indication of the size, locations and number of underground leaching poolsthat were installed in the read shoulder near the cul-de-sac on Gabdella Court. I have reviewed this item with Mr. Jacobs and he has concurred. All of the installed drainage items must be indicated on the plans that are submitted for dedication. The plan submitted will meet the requirements for the Survey Map of the property. The required information noted above can be added to this plan or a separate road and drainage plan can be submitted. At this time it should be noted that several minor discrepancies between the survey submitted and the verbal description were noted. Assuming the Metes and Bounds description is correct the discrepancies are as follows: A. The radius adjacent to lot # 29 is indicated as 125.00' and should be 175.00'. B. The dimension adjacent to lot # 34 is indicated as 630.55' and should be 576.01.' C. The length of Radius @ lot # 7 is indicated as 136.36' and should be 139.94'. The other items of concem have been noted. These items are, but should not be limited to the following: 1. The typical road section indicates a road width of 30' and should be a total of 28' wide curb to curb. 2. The scale of the plan is noted as I" = 70.00'. This scale is non-typical and it will be difficult to interpolate distances between items indicated on the plan. If you have any questions concerning this report, please contact my office.
