Dear Mr. Bredemeyer,
The above referenced property was flagged on October 3,
1991. A survey accurately reflecting the extent of wetlands
should be submitted to your office shortly.
Wetlands on these parcels are described as a
loosestrife/botton bush swamp. The adjacent areas are
dominated by a rather thick stand of wild grapes
interspersed with specimens of alder. Flags were placed in
these adjacent areas. It appears that the original wetlands
line was for the most part accurate.
My preliminary observations have indicated parcel 156
to be buildable given the present Town wetlands code.
However, development of the remaining parcels will prove to
be difficult if not impossible given present building
setback requirements from wetlands.
Potential impacts associated with the development of
parcel 156 included clearing and runoff. These impacts can
be mitigated by the use of temporary fencing installed prior
to clearing and construction as well as the installation of
haybales and the like at appropriate distances from the
wetlands. The Board may wish to explore these mitigative
strategies for this development proposal. Finally, the
proposed septic system has been located on high ground
thereby reducing associated septic impacts.

1991 including same, thus approving the waiver to construct a
one-family dwelling on Lot 156 all in accordance with map dated
