Instructions
A. This application must be filled in typewriter OR ink, and submitted ~ to the Building Inspec-
tor with the following; for new buildings or new use:
1. Final survey of property with accurate location of all buildings, property lines, streets, and unusual
natural or topographic features.
2. Final approval of Health Dept. of water supply and sewerage disposal--(S-9 form or equal).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installa-
tions, a certificate of Code compliance from the Architect or Engineer responsible for the building.
5. Submit Planning Board approval of completed site plan requirements where applicable.
B. For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing"
land uses:
1. Accurate survey of p2-"operty showing all property lines, streets, buildings and unusual natural or
topographic featu res.
2. Sworn statement of owner or previous owner as to use, occupancy and condition of buildings.
3. Date of any housing code or safety inspection of buildings or premises, or other pertinent informa-

The public hearing on this application was held on November 18, 1982.
Application of J & M REUTER CONSTRUCTION CORP., 9075 Main Bayview
Road, Southold, NY for a Variance to the Zoning Ordinance, Article III,
Section 100-31 for permission to construct new dwelling with insufficient
front and rear yard setbacks at 2705 Gillette Drive, East Marion, NY;
County Tax Map Parcel No. 1000-38-3-18.
The board made the following findings and determination:
By this application, appellant seeks permission to locate a proposed
new one-family dwelling 35' from Gillette Drive and 25' from the rearyard
property line. The lot in question has an average depth of 88.70 feet
and frontage along Gillette Drive of 115 feet. The zoning code requires
setbacks in the frontyard of 50' or the established, and in the rearyard
a minimum of 50' Due to the short depth of this parcel, it is impossible
for a new home to be constructed meeting the minimum required setbacks.
The house proposed with attached garage will have an area of approximately
1,400 square feet, and the board feels the relief requested is appropriate
and reasonable.
In considering this appeal, the board determines that the variance
request is not substantial; that the circumstances are unique; that by
allowing the variance no substantial detriment to adjoining properties
will be created; that the difficulty cannot be obviated by a method
feasible to appellant other than a variance; that the relief requested
will be in harmony with and promote the general purposes of zoning; and
in view of the manner in which the difficulty arose and in consideration
of all the above factors, the interest of justice will be served by
allowing the variance.
On motion by Mr. Douglass, seconded by Mr. Doyen, it was,
RESOLVED, that Appeal No. 3053, application of J & M REUTER CON-
STRUCTION CORP. for permission to construct new dwelling with insuffi-
cient front and rear yard setbacks, be and hereby IS APPROVED AS APPLIED.
Vote of the Board: Ayes: Messrs. Goehringer, Doyen, Douglass
and Sawicki. (Member Grigonis was absent. This resolution was
unanimously adopted.

This design, of early American heritage, provides a two-car garage and ample space on the second floorprimarilyfor an office; ·
the space could also be used for a studio, work room, pla), room. etc. The rear wall of the second floor has more than sud~cient
height to accommodate a standard four-drawer file case. Thc skylights in the rear roof are located to provide natural light to not
only the second floor area. but also the garage area. Inside stairs provide access to the second floor.
The drawings are to standard scales, and are in unusual detail to facilitate construction and the compiling of a materials list'
they are presented on 8-1/2" x 11" sheets for ease of handling during reviea: or on the job.. Importantly, the sheet size
accommodates easy reproduction by duplicating methods available almost universally toda); to make up theplan sets requirea
for construction purposes: a method of reproduction shouM be chosen which minimally distorts the scale of the drawings. While
the drawings are copyrighted to protect us from malicious infringement, the purchaser of our designs may feel free to make
copies for his own use in his constriction efforts.
1. Local codes, applicable regulations, and requirements peculiar to the area of
construction should be reviewed and complied with in construction.

3. Igbod structural material assumed in the design is No. 2 grade of Douglas Fir-
Larch (North) or Southern Pine, or wood of comparable strength and weight
characteristics. Reference: National Forest Products Association, 1619 Massachasetts
Avenu6 Washington, D.C. 20036.
4. It is important to note that the framing arrangement requires that the second floor
ceiling joists also act as ties to the rafters, significantly contributing to the lateral
stability of the buiMing, and thus no consideration should be given to raising or
eliminating these joists.
5. The building is sheathed with 1/2" thick waterproof glue plywood, including the
roof The sheathing on the front lower wall, which has large openings, shouM be
applied such that the vertical and diagonal framing at each side of the garage door
openings is covered by a single sheet of plywood, extending from sill to top of girder,
cut to shape as required, to insure lateral rigidity of the wall.
6. Exterior wall covering is shown as 1 x 12 ship-lap pine or cedar. Shingles or
clapboards could be used, in which case 5/4 x 4 bounding boards should surround the
garage attd passage openings, flashed at the top.
7. Roof covering can be asphalt, plastic, or wood shingles. If asphalt shingles are
used, a "starter" row of wood shingles should be used at the lower edges

at the gutter ends, with transition pieces as required to bring them inward to the outer
surfaces of the building.
