While the south side of the house is the only practicable site alternative for the addition, it is also the most environmentally sound, as the Gull Pond Inlet tidal wetlands are generally farther seaward (east) on the south side of the property. Consequently, the addition will be located farther away (42.6' min.) from the tidal wetlands than the existing dwelling (23.1' min.). Indeed, construction of the addition will not result in any change in environmental conditions that would adversely impact the present or potential value of the adjacent tidal wetlands for marine food production, wildlife habitat, flood and hurricane and storm control, cleansing ecosystems~ absorption of silt and organic material, recreation, education, research, or open space and aesthetic appreciation. Currently, nearly 75% of the property is comprised of beach and tidal wetlands, and the construction of the addition will increase coverage of the lot by impervious surfaces by only 0.5%, from approximately 2.3% to 2.8%. The only substantial change in conditions will be the increase of the first floor elevation from 7.78' to 10' to meet the base flood elevation required in a FEMA Zone A7; this change will of course improve the condition of the property.
