The project will not have any adverse impact on the adjacent vegetated tidal wetlands or
Town waters. While the south side of the house is the only practicable site alternative for
the addition, it is also the most environmentally sound, as the Gull Pond Inlet tidal
wetlands are generally farther seaward (east) on the south side of the property.
Consequently, the addition will be located farther away (42.6' min.) from the tidal
wetlands than the existing dwelling (23.1' min.). Indeed, construction of the addition
will not result in any change in environmental conditions that would adversely impact the
present or potential value of the adjacent tidal wetlands for marine food production,
wildlife habitat, flood and hurricane and storm control, cleansing ecosystems~ absorption
of silt and organic material, recreation, education, research, or open space and aesthetic
appreciation. Currently, nearly 75% of the property is comprised of beach and tidal
wetlands, and the construction of the addition will increase coverage of the lot by
impervious surfaces by only 0.5%, from approximately 2.3% to 2.8%. The only
substantial change in conditions will be the increase of the first floor elevation from 7.78'
to 10' to meet the base flood elevation required in a FEMA Zone A7; this change will of
course improve the condition of the property.

Dear Mr. Haje,
The following action was taken by the Board of Town Trustees
during its Regular Meeting held on May 28, 1998, regarding the
above matter:
WHEREAS, RICHARD & JANE ROHMAN, applied to the Southold Town
Trustees for a permit under the provisions of the Wetland
Ordinance of the Town of Southold, application dated May 8, and,
WHEREAS, said application was referred to the Southoid Town
Conservation Advisory Council for their findings and
recommendations, and
WHEREAS, a Public Hearing was held by the Town Trustees with
respect to said application on May 28, 1998, at which time all
interested persons were given an opportunity to be heard, and,
WHEREAS, the Board members have personally viewed and are
familiar with the premises in question and the surrounding area,
and,
WHEREAS, the Board has considered all the testimony and
documentation submitted concerning this application, and,
WHEREAS, the structure complies with the standard set forth in
Chapter 97-18 of the Southold Town Code,
WHEREAS, the Board has determined that the project as proposed
will not affect the health, safety and general welfare of the
people of the town,
NOW THEREFORE BE IT,
RESOLVED, that the Board of Trustees approves the application of
RICHARD & JANE ROHMAN to construct a 226 s.f. two story addition
and a 280 s.f. second story addition to and over an existing one
story dwelling and place approx. 370 c.y. of sand fill to raise
first floor elevation of house to 10' with condition that
drywells be made to contain roof run off. Located: 240 Bay
Road, Greenport.
BE IT FURTHER RESOLVED that this determination should not be
considered a determination made for any other Department or
Agency which may also have an application pending for the same
or similar project.
Permit to construct and complete project will expire two years
from the date it is signed. Fees must be paid, if applicable,
and permit issued within six months of the date of this
notification.
Two inspections are required and the Trustees are to be notified
upon completion of said project.
