DANIEL DIVINEY and SUZANNE S. DIVINEY, residing at 160 Fifth Street, Unit 6,
Greenport, New York 11944, as Co-Trustees of THE DANIEL DIVINEY REVOCABLE
TRUST, and SUZANNE S. DIVINEY and DANIEL DIVINEY, residing at 160 Fifth Street,
Unit 6, Greenport, New York 11944, as Co-Trustees of THE SUZANNE S. DIVINEY
REVOCABLE TRUST, as Tenants in Common ("Grantee").
WITNESSETH, that the Grantor, in consideration of ten dollars and other valuable
consideration paid by the Grantee, does hereby grant and release unto the Grantee and the heirs
or successors and assigns of the Grantee forever,
ALL that certain plot, piece or parcel of land, situate, lying and being a part of a Condominium
in the Incorporated Village of Greenport, Town of Southold, County of Suffolk and State of New
York, known and designated as Unit No. 6 together with a 1134% undivided interest in the
common elements of the Condominium hereinafter described as the same is defined in The
Declaration of Condominium hereinafter referred to. The real property above described is a Unit
shown on the plans of a Condominium prepared and certified and filed in the Office of the Clerk
of the County of Suffolk on the 10th day of November, 1986 as Map No.. 146 defined in The
Declaration of Condominium entitled, Oyster Point Condominium by Oyster Point Associates, a
N.Y. limited partnership, under Article 9-13 of the New York Real Property Law dated 1018186

TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and
roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted unto the Grantees, the heirs or
successors and assigns of the Grantees forever.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
AND the Grantor covenants as follows: that said Grantor is seized of the said premises in fee
simple, and has good right to convey the same; that the Grantee shall quietly enjoy the said
premises; that the said premises are free from encumbrances, except as aforesaid; that the
Grantor will execute or procure any further necessary assurance of the title to said premises; and
that said Grantor will forever warrant the title to said premises.
