WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grunt and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being at Mattituck, Town of Southold, County of Suffolk and State
of New York, being shown as Plots 6 and 7 on "Map of Point Pleasant",
dated April 1916, Franklin Overton, •Surveyor and filed in Suffolk
County Clerk's Office, Riverhead, New York, as Map No. 720 and being
more particularly bounded and described as follows:

�� BEGINNING at a point at the southwesterly corner of the premises
herein which point of beginning is 254 feet more or less from the
intersection of the easterly side of a private road known as
"Silkworth Road" and the northerly side of a private road known as
"Home Pike" which point of beginning is located-at the intersection
of the division line between lots 5 and 6 on "Map of Point Pleasant"
on the northerly side of a private road known as "Home Pike"; running
from said point of beginning along the division line between lots 5
and 6 on the Map of Point Pleasant North 12n 46' East 397.59 feet to
the approximate high water mark of Howard's Branch of Mattituck
Creek; running thence along the approximate high water mark of
Howard's Branch of Mattituck Creek on a tie line the following three
(3) courses and distances: (1) South 87' 10' 55" -East 60.91 feet;
(2) North 890 06' 30" East 102.98 feet; and (3) South 74' 39' 35"
East 55.11 feet to the westerly line of Lot No. 8 on the Map of Point
Pleasant; running thence along the westerly line of Lot -No. 8 South
29e 29'30" West 413.40 feet to a monument located on the northerly
side of private road known as "Home Pike"; thence along the northerly
side of the private road known as "Home Pike" South 83° 16' West
102.00 feet to the southeasterly corner of Lot #5 on the Map of Point
Pleasant at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated February 24, 1986 and recorded in the
Suffolk County Clerk's Office on May 12, 1986 in Liber 10035 Page 30.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second pan,the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
