"Minor Subdivision Map made for Charles P. Simmons",and filed in the office of the Clerk of Suffolk
County on May 23, 1991, as Map No. 9105, said lot being more particularly bounded and described
according to said map as follows:
BEGINNING at a point on the northerly side of 25 foot wide right of way where the same is intersected
by the easterly boundary line of land now or formerly of Harbes, said point or place of beginning also
being at the southwest corner of premises herein to be described, said point or place of beginning being
distant 3850.31 feet(3850.1 feet per survey) northerly from the intersection of the westerly side of the 25
foot right of way with the northerly side of Sound Avenue;

ordinary high water mark of the Long Island Sound;
