paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the Town of Southold,County of Suffolk and State of New York, known and

Office of the Clerk of the County of Suffolk, on June 2o0, 1972,as map number 5723, bounded
and described as follows:
BEGINNING at a monument set on the southerly side of Leslie's Road the following two
(It'a courses and distances from the intersection of the southerly side of Leslie's Road and the
easterly side of Bay Avenue: (1)North 58°50'50"East 383.53 feet; (2)North 53°05'50"East
164.07 feet; running thence along the southerly side of Leslie's Road the following two courses
and distances to the division line between lots 4 and 5 on said map: (1)North 53°05'50"East
54.60 feet; (2)North 55°44'50"East 80.40 feet;running thence along said division line,South
30° 13'20"East 332.43 feet to lands now or formerly of P. Kujawski; running thence along said
last mentioned lands, South 550 28' 10"West 133.20 feet to a monument;running thence North
30°30' 10"West 330.44 feet to the point or place of BEGINNING.
RESERVING, however,to the party of the first part the exclusive possession and the
use and occupancy of the above-described premises for and during the natural lifetime of the
party of the first part,with the party of the first part to pay for all mortgage payments,
maintenance and repairs, insurance charges and taxes relating to said premises.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
