consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and

This is an absolute conveyance of title in effect as well as form and is not intended as a mortgage,trust
conveyance, or security of any kind. The consideration therefore is the full release of all debts, bonds,
notes,obligations,costs and charges under the terms of a certain mortgage or trust deed existing on the
property being conveyed,from Bayberry Enterprises to Landco Mortgage Bankers Inc. in the amount of
$375,000.00 dated November 28, 2016 and recorded January 14, 20t7 in Liber 22778 Page 370 in the
Office of the Clerk of the County of Suffolk.Said mortgage was assigned by assignment of mortgage from
Landco Mortgage Bankers Inc.to JAB Hamptons I l LLC and 7505 Sandlot LLC recorded August 20,2021
in Liber 23315 Page 877 in the Office of the Clerk of the County of Suffolk. This conveyance completely
satisfies such obligation and terminates said mortgage and the notes secured thereby and any effect thereof
in all respects.
Being the same premises described in the deed to the parties of the first part herein from Francis J.McBride
to Bayberry Enterprises,dated July 7, 1987 and recorded on July 15, 1987 in Liber 10365 Page 361.Said
premises are known and designated as District: 1000,Section 084.00,Block 03.00 and Lot(s)003.000.
