Instructions
A. This application must be filled in typewriter OR ink, and submitted I~ to the Building Inspec-
tor with the following; for new buildings or new use:
1. Final survey of property with accurate location of all buildings, property lines, streets, and unusual
natural or topographic features. -
2. Final approval of Health Dept. of water supply and sewerage disposal-(S-9 form or equal).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installa-
tions, a certificate of Code compliance from the Architect or Engineer responsible for the building.
5. Submit Planning Board approval of completed site plan requirements where applicable.
B. For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing"
land uses:
1. Accurate survey of p~Coperty showing all property lines, streets, buildings and unusual natural or
topographic features.
2. Sworn statement of owner or previous owner as to use, occupancy and condition of buildings.
3. Date of any housing code or safety inspection of buildings or premises, or other pertinent informa-
tion required to prepare a certificate.

WHEREAS, a public hearing was he]d and c~nctud~_~d on October

familiar with the premises in question and the surrounding

that there has been no public opposition; and
WHEREAS, the board made the following findings oF fdct:
1. The property in question is located at the south side
a private right-of-way known as Lupron Point Road, extending ()"il'
the east side of Marratooka Road, Mattituck, New York, is locaL,-:d
in the "A" Residential and Agricultural Zoning District, and
more particularly identified on the Suffolk County fax Map~; as
District lO00, Section 115, Block II, Lot 16.
2. By this application, appellants request permission to
construct an open (unenclosed) deck of an area el 450, :~q. it. and
attached addition of an area of 'IlO sq. ft. to be p)aced aC
rear of the existing single-family dwelling structure, aL al) angle
with the house set back from the bulkhead at its clos(:~,t [~oint
not less than 45 feet and as shown on the sk,',tched

3. Article XI, Section 100-119.2, sub-paragraph (U), requir~,s

feet in width, and has an average depth of 19t.6/ teet and is
improved with a single-family dwelling set back aL its closest
point to the existing bulkhead at 65 feeL.
5. It is the understanding of the board that the present
dwelling's westerly sideyard is open and free of obstructions Lo
a width of 18 feet, which will be maintained in order to provide
access to the rear areas and which will not be further reduced.
In considering this appeal, tile board finds and determines:
(a) that the proposed construction is landward of existin~j struc-
tures, inclusive of bulkhead in very good condition ~long waterlying
edge of the premises; (b) that there are no we[lands a~fected by
this construction; (c) that the circumstances of this appeal ar~
unique; (d) that there is no other method feasible for appellan[s
to pursue other than a variance; (e) that the inter(:sts of justi~
will be served by allowing the variance, as noted b~low.
Accordingly, on motion by Mr. Douglass, seconded by Mr. Goeh-
ringer, it was
RESOLVED, that the relief as appli(:d u))der Appeal No. 3397 in
