OWEN MORREL as sole member of Lighthouse Point, LLC, is the owner and resident of
9975 Nassau Point Road,Cutchogue,New York 11935 and makes this Certificate of Abandonment
for the purpose of abandoning and cancelling of a paper street known as Sunrise Road as shown on
a certain map entitle,"Map of Proposed Subdivision,"Section B,Nassau Point Club Properties,Inc."
situated in Nassau Point, Suffolk County, New York, surveyed by Wallace H. Halsey, C.E.
Southampton,New York, June 1919, and filed in the Office of the Clerk of the County of Suffolk
on October 4, 1919 under Map No. 745,and also shown on another Map entitled,Amended Map A
of Nassau Point Club Properties, Inc., filed in the Office of the Clerk of the County of Suffolk on
August 16, 1922 as Map No. 156,pursuant to subdivision 3 of Section335 of the Real Property Law
of the State of New York, do hereby certify:
1. "Map of Proposed Subdivision, Section B,Nassau Point Club Properties,Inc. situated in
Nassau Point,Suffolk County,New York,surveyed by Wallace H.Halsey,C.E. Southampton,New
York, June 1919, and filed in the Office of the Clerk of the County of Suffolk on October 4, 1919
under Map No. 745 and also shown on another Map entitled, "Amended Map A of Nassau Point
Club Properties,Inc.",filed in the Office of the Clerk of the County of Suffolk on August 16, 1922
as Map No. 156 were, in fact,filed in the Office of the Clerk of the County of Suffolk as aforesaid.
2. That more than twenty (20)years have elapsed since the filing of the aforesaid Map.
3. That tract of land owned by the undersigned is described as 9975 Nassau Point Road,
Cutchogue,New York and is further described as Suffolk County Tax Map Number 1000-119.00-
01.00-010.000 and is further described as set forth in Schedule A attached hereto and made a part
hereof.

4. Said paper street known as Sunrise Road is located within the boundary of the aforesaid
property described in Schedule A in Paragraph 3 above,which is a meandering road approximately
25'in width running in a northeasterly direction from the southwest portion to the northeast portion
of the property described in Paragraph 3 above and as reflected on a certain survey made by Kenneth
Woychuk Land Surveyor dated November 5,2021,a copy of the survey is attached hereto and made
a part hereof as Schedule B.
5. The paper street known as Sunrise Road is not open to the public,used by the public or
used by any of the lot owners of the lots shown on the aforesaid filed map. Sunrise Road is not
necessary for the use of the owners,occupants or any other persons having an interest in any part of
the aforesaid filed map. The description of the paper road being abandoned is attached hereto and
made a part hereof as Schedule C.
6. Enclosed herewith is the approval of this abandonment by the Southold Town Board of
Assessors.
7. Lighthouse Point,LLC is the owner of the paper street known as Sunrise Road as reflected
in Schedules B and C and is hereby abandoned and cancelled; effective upon the recording of this
document in the Office of the Clerk of Suffolk County and shall no longer exist as a street and shall
merge into the property described in Schedule A.
8. Attached hereto is a tax search,which reflects that there are no unpaid taxes or tax liens
against the property described herein to be confirmed and approved by the Clerk of the County of
Suffolk at the time of the filing of this Document.

marking the northwest corner of land now or formerly of Lighthouse Point LLC;
RUNNING THENCE easterly along an irregular curve to the left having a radius of 136.62 feet, a
length of 93.26 feet;
THENCE easterly along an irregular curve to the right having a radius of 208.23 feet, a length of
143.41 feet,to the ordinary high water mark of Peconic Bay;
THENCE South 08 degrees 35 minutes 13 seconds East, 20.07 feet along the ordinary high water
mark of Peconic Bay to a point;
THENCE westerly along an irregular curve of Lot 82,bearing to the left,having a radius of 188.23
feet, a length of 128.29 feet;
THENCE westerly along an irregular curve of Lot 82,bearing to the right,having a radius of 156.62
feet, a length of 108.88 feet to the easterly side of Nassau Point Rd.;
